A question I get asked quite a lot by visiting clients is which neighbourhood I would choose to buy in right now. And my answer is always the Arrancapins area. Walking distance to the main city centre, close to both the Parc Central and the Turia riverbed park, plenty of public transport options and there is a really lively neighbourhood atmosphere on the streets as you walk through with plenty bar filled plazas and pedestrian kid-friendly zones (Bar El Globo overlooking the famous Finca Roja being my current favourite). If I had to describe it I would say it's a mix of Gran Via without the ostentation and Russafa without the hipster vibe. For these reasons, both local and foreign buyers have been piling in here over the last few years. . . Prices are still relatively affordable here compared to the more ballyhooed areas mentioned above, but they are creeping up all the same as in much of the city. And that's what makes today's property all the more appealing; a 10th-floor (meaning top views) attic with a 50m terrace for under 250k is a hard find in any area in the city centre these days but to have one here and only needing a little TLC to modernise it makes this one a bit of a bargain if you ask me.. . There's not a lot to think about here, super location, great price, terrace, views. so, what's keeping you?
Theres so much demand for the usual haunts in Valencia at the moment its a case of blink and you'll miss it and judging by the listings on the portals the demand is seriously depleting the supply chain, (it's halved in two years) terraces are also rarer than ever and if you're a cash buyer you really have to be ready to make your move. . . This is when we advise that you cast your net a bit wider, Valencia is a really easy city to move around so what looks a bit further out is only 2km away from the Ayuntamiento and obviously you get a lot more for your money in a normal neighbourhood that isn't overrun with XL beetroot faced tourists on their bicycles, here you can still get change from a fiver for a relaxing cup of Cafe con Leche and a beer, and everyone is speaking in Spanish. This is what you came for.. . Here in Patraix and conveniently located for Parque del Oeste, Cabecera and the Turia Gardens this 8th floor Penthouse with large west facing sun-trap terrace, a quiet neighbourhood with plenty on offer and just a short walk and metro hop to the Airport, no work is required but you could easily open the kitchen to the living area and freshen up the colour scheme and bathroom over time.. . So if outside space is a non negotiable requirement and your budget is around the 200k mark, its definitely worth a viewing.

Famously described by our colleague Gavin as the best area in Valencia, Benimaclet is a village within Valencia near to the Universities and with a vibe all of its own, think hippy, boho, studenty, anticapitalist, anarchist coffee shop chic and you're somewhere near. . . For many years we have been wanting to list more properties in Benimaclet and the problem is that because it is like a small village, there are village houses and very few come up for sale and when they do they are snapped up quickly. . . This is the top floor of one of those two floor village houses, currently lived in by the sister of the owner. Visits can be made and it's a good job because the photos we have are pretty dreadful. Now the flat is totally liveable but... yes but... you would want to do a reform here to bring it up to modern standards. However the base you are working with is excellent. 103m2 with three bedrooms, a bathroom, kitchen and living room and then the thing you have all been waiting for and wondering about since you saw the initial photo... a large private roof terrace above with nice rooftop views. . . The property is on a semi pedestrianised road in the village part of Benimaclet just a short walk to the metro and 10-15 minutes away from Valencia's riverbed park. Easy access and a quiet lifestyle in the centre of this village within a city. Something different worth looking at for sure... but the photos are awful. We'll try to get some better ones soon.

In these days of AI generated images, its hard to know what to believe and just like Taylor Swift, the real estate business has to put up with some dodgy image generation all the time now. There is a tramstop 100 metres away (to the beach), and the metro is one stop along (or just 5 mins walk if you prefer). That will take you to the city centre and the airport directly. You can walk to the riverbed in less than 10 minutes through the park, and the city centre is another 5 minutes past that.. . Spain is famous as having one of the longest life expectancies in the world. That's in a lot of people's minds when they choose Valencia to come and live from other parts of the world. The old town is one of the nicest parts of the city. Lots of small restaurants and bars, steeped in history, but it can be hard to find good quality properties there, and there's always a little sacrifice that has to be made. . . This penthouse apartment is over 131m2, enough room for a large living room, separate dining room/kitchen, 3 bedrooms, 2 of those ensuite, 3 bathrooms in total. Oh yeah, there's also a roof terrace. In fact if you were considering a bit of mid-term rental, this ticks a lot of boxes, won't have too many empty months.. . What there isn't though is a lift. This is the third floor, quite doable for most people, in fact some would say no bad thing to incorporate a little bit of exercise into your daily routine. The big new craze over the last few years in Valencia has been to convert unused shops into commercial units to rent out for Airbnb. It has been changing the look of many areas where there used to be just shuttered old shops and there are now large, usually frosted windows and ground floor units for rental. . . Whatever your opinion on this topic I think it is better for Airbnb units to be developed in this way rather than taking over apartments and forcing out the local community. As long as it doesn't affect the commercial life of the area then fine and it means there are more people living in the area who then buy in the local cafes bars and shops. It may even breath new life into certain areas.. . Some of the units we see are horrendous, more like cells with little light and space and others are well thought out spaces that are useful for short and medium term rentals. I wouldn't go with long term rentals like this because the spaces are usually small and they cannot be classed as residential but short periods are great. The three we have for sale here as a package are excellent.. . What was once a paint shop which had been closed down for over ten years has been redeveloped and opened up. The developer made three high quality apartments which are being sold off as a package. The developer has also offered to continue to run the units with their rental company if you want a hands off investment. They expect a really good return because their other units give a good return but these are new and better. Why do they want to sell? They want to buy even more and develop them and need to release some capital.. . Each unit is around 35m2 and is a studio. Two of them have a rear terrace with outside space and one faces out onto the street, it's a quiet street though. All are fitted to a decent standard with excellent bathrooms and come fully furnished and ready to go. . . For the investors among you this might be a really good way of getting your Golden Visa and having a hands off investment giving you a return over time. Even if you are still only in the research stage and have never visited Valencia, you will no doubt be familiar with the Russafa neighbourhood. One of the most sought-after areas in all of Valencia, people of all ages, shapes and sizes have put down roots in this, the hippest of barrios in the city.. . But I would wager very few have had the opportunity to put down roots in such style as you could with this top-notch apartment in the absolute heart of the parish as it were. A staggering 190m2 to fill with your trinkets and to absolutely knacker your Roomba with, the love and detail that went into making this apartment what it is becomes obvious as soon as you set foot inside. Solid oak floors all through, a beautiful bright living room at the front with a couple of balconies but really I reckon you would be spending most of your time in the peace and quiet at the back where you have another living/dining room adjacent to the kitchen plus a balcony big enough to sit out on.. . Now it's not what you would call a bargain, but do the sums and this is really only slightly over what the average m2 price for Russafa is currently. And considering that it's turn-key of the highest quality then it really doesn't seem that steep a price. Sure you could find somewhere cheaper needing a renovation but that involves the waiting and the planning and the yada yada yada. . . As to the actual building, it's one apartment per floor with 6 apartments in total and as it's such a small community it is a harmonious life they lead. Dinner meet-ups with neighbours or calling on somebody to look after your kids isn't unheard of in this block. That's a rare thing, the idea of sitting down to dinner with some of my neighbours has me breaking out in a rash. Though inflicting my kids on them sounds tempting. . Note to interested parties, the owner is not interested in negotiating so unless you are willing to meet the full price then your Russafa dream may have to make do with something a bit smaller. It isn't an overstatement when I tell you I haven't seen many apartments of this quality, and quality always comes at a price.
The clocks have gone back and its getting dark in the evenings, Halloween is upon us and this description will go out of date very quickly but as the kiddies venture out and tap on strangers doors for treats, (be afraid, be very afraid) the only thing that has me hiding behind the sofa is the serious lack of apartments in Valencia at the moment with decent outside space, take a long look and deep search on the popular portals and the results might have you screaming in terror.
