Full of charm and character is this 3 storey, 7 bedroom authentic chateau nestling in 20 acres of glorious land in Chamboret.

The entire house has been well maintained and had a sympathetic hand when redecorated to allow you to connect to the original features and walk back in time. The current owner has undertaken roof repairs, installed a new septic tank system, as well as new electrical wiring and plumbing.

Whether it is strolling the quiet country lanes or enjoying a bit of exercise in the tennis court this property definitely has something for everyone. For some extra luxury, it would be easy to add a large in-ground pool in the gardens.

The central wooden staircase greets you as you set foot into one of the formal entrance foyers. Opposite the large country style kitchen (26m) and utility is the formal dining room (29m) with a butler's pantry that currently serves as a bar. Light streams in from the floor to ceiling doors which can open up in summer to take in the panoramic views of the valley.

The grand salon (57m) features a fantastic wooden parquet with hardwood inlay and again the large French doors and windows flood the room with light. Downstairs takes you to the original kitchen area where the wide fireplace and flagstone floors can still be found. Part of this area now hosts the central heating system which is both wood fired, as well as a garage.

South-West Wing ; Each wing of the main house features large sumptuous bedrooms with magnificent views over the country side. Each room has been given its own individual creative attention which creates a distinct personality for the bedrooms and yet blends harmoniously as a whole.

On the first floor this wing houses what is called the Chateau Suite and consist of 2 bedrooms (29m / 18m) and 2 bathrooms with a central landing and foyer. The current owner uses this as her private apartment. Central demi-floor and first floor : The Mulberry Suite is situated on the demi-floor between ground and first. This suite features a large bedroom (20m) with a wonderful wooden floor, a small salon and bathroom with shower. It has views over the back garden.

The Pink Room (22m) and the Blue Suite (22m) are situated on the first floor, on either side of the staircase and both overlooking the front garden and the pastures beyond. The Pink Room has an en-suite bathroom and the Blue Suite has a private living room and bathroom.

Top Floor : At the top of the stairs are the old servant's quarters. Magazine covers from 1850's and sketch prints which were once someone's treasures, now provide a moment of reflection to appreciate the hundreds of years this building has stood. You could probably add a few more bedrooms and bathrooms at this level. It will need lining and decorating but would provide significant potential.

North-East Guest Wing : This is a fully self-contained apartment with an open plan ground floor living and kitchen.

Upstairs there is a bathroom and two large bedrooms with views over the gardens. This apartment has been lovingly decorated to maintain the original features such as the exposed wide floor boards on the upper floor, the kitchen fireplace and exposed beams in the ceilings. This wing also benefits from the central heating system and has private access.

The Chateau works perfectly for a large family or for those who may wish to run a luxury accommodation.

Located 20 minutes from Limoges international airport, Michelin Star restaurant "La Chapelle Saint Martin", and the Saint Pardoux lake area - you are in the midst of one of the best parts of the Limousin and within striking distance of everything you need.

The property is on an individual sewage system. There are no outbuildings included with this property, but additional buildings for agricultural use could be built with the correct planning permissions.
