Neighborhood: Located in Charneca da Caparica, the villa offers an authentic coastal lifestyle away from high-traffic tourist crowds: - 10-Minute Walk: Mercado Municipal (daily fresh Atlantic fish and regional produce), local bakeries for fresh pão quente, supermarkets (Continente, Pingo Doce), and top dining (A Padaria Portuguesa, Nana Petiscos, Pita.gr, O Cantinho do Peruano, Honor Sushi). - 8-Minute Drive: Over 30 km of continuous golden sands along Costa da Caparica, world-class surf breaks, and iconic beach clubs (Irmão, Leblon). - Sport & Nature: Minutes from Aroeira Golf Resort, pine forest trails for jogging or biking, and local horse stables. Getting around: - Beach and Golf Course (Aroeira): <10 min drive. - Lisbon Center & Airport: 25 min drive (off-peak). - Bikes: Rentals available nearby for forest trails or beach rides. - Public Transport: Bus stops around the corner (Carris Metropolitana) offer direct routes to the coast and central Lisbon. House Rules: We're thrilled to host you and hope you feel right at home during your stay. To help us maintain this space for all guests and neighbors, we kindly ask that you follow these simple guidelines: 1. Treat the house with care – please respect the furniture, decor, and all amenities as if they were your own. 2. No parties or events – we love good energy, but this is a calm residential area. Please keep noise down, especially after 10pm. The house is also equipped with a noise monitor for decibels that detects loud noises such as due to large crowds or parties (no audio recording at any time). 3. No smoking indoors – feel free to smoke outside on the deck or rooftop using the ashtrays provided. 4. Be mindful of resources – please turn off lights, heaters, and A/C units when leaving rooms. Every bit helps. 5. Leave the house tidy – we don't expect deep cleaning, but we appreciate dishes washed, trash taken out, and towels placed in the laundry basket. 6. Report any damages or issues – we understand accidents happen. Just let us know so we can take care of it for the next guests. 7. Pool safety – no running or diving. Children must be supervised at all times. Use the pool responsibly and at your own risk. 8. Check-in - Check-in instructions are sent if and once all required steps from guests are completed. Check-in time on your first day is from 15:00. For same-day bookings, the standard check-in time can be subject to change due to the availability of the cleaning team and the time needed to prepare the property. In those cases, the applicable check-in time will be communicated to guests on a case-by-case basis. 9. Check-out on your last day is at 11:00 – please respect this time so we can prepare for the next guests. 10. A security pre-authorization (similar to car rental) of 500€ is required for each booking. This security pre-authorization is processed via Swikly (Third-party deposit handling) without actually debiting or blocking funds on your payment method and is fully "released" a few days after check-out if the house rules are followed and no issues arise (damages or missed revenue) nor disputes exist via the OTA or booking platform. The whole process is simple and via a secure link (no credit card information is stored by either us or Swikly). 11. Please keep the property well-ventilated and notify us if anything needs maintenance. 12. We can arrange for cleaning services, fresh linens, or a restock of essentials — just ask! For stays above 10 days, a mandatory cleaning is performed with a cost of 150€. 13. Consider separating recyclables and regular trash. If unsure about waste disposal schedules, we’ll happily provide instructions. -------- For Families with Children Kids are welcome upon request, and if the house rules are followed! We kindly ask that you: 1. Keep little ones from jumping on furniture or climbing on railings. 2. Store any breakable items out of reach (let us know if you'd like help with this). 3. Supervise children closely around the pool, stairs, and rooftop areas. 4. Use plastic cups or plates (if available) for younger children to avoid breakage.
