Luxury apartments in a high-end resort located on the oceans edge and within walking distance of the charming seaside town of Olhos d'Água. Handover will be in Q1 of 2024. From a total of 52 apartments, there are a still 1 and 2 bedroom apartments available. AVAILABILITY From a total of 52 apartments 70% is sold. But there is still choice. In below overview you can see exactly which apartments are available for sale. We have 1 bedroom type of apartments, all in modern design. There are still great apartments available. All apartments have a fully fitted kitchen, well designed bathrooms, private terraces, and access to prime amenities. It is expected that 80% of the home owners will used their apartment for investment/rental purposes and the remainder will use the apartment as a primary or secondary home. The apartments are a contemporary design, very bright and very comfortable. All have great terraces and outside space with some gaining direct access at the ground floor to the landscaped gardens. Others in turn benefit from outstanding ocean views given that the resort is located 75mtrs from the shoreline. The resort is low density and only has a total of 2 floors. There will be heating and air-conditioning throughout the apartment. The kitchens will be fully fitted with top of the range appliances - (incl: dish washer, washingmachine, fridge-freezer, hob extractor & oven & coffee machine). We are planning in having modern ceramic and hard waring tiles on the floors throughout the common areas of the resort, similar to white wood and floating wood flooring in white tones in the apartments. Overlooking the Atlantic and within walking distance of the charming seaside town of Olhos de Agua. This high-end resort is built as a low-density resort. Restaurant & Bar Wellness Centre/Gym Supermarket Onsite parking Hotel & rental management services Maintenance & repairs Other on-demand services Working and gathering lounges Security RENTALS The rental pool of owners will benefit from 73% (excl vat) of apartments revenues from the rental pool less the operating costs. The distribution of the revenue to each owner will be based on the percentage allocated to their apartment which is based on the size of the apartment and availability throughout the year to the rental pool. Owners may use their apartments free of cost each year between the period 1 November 30 April and a further 2 weeks across May and October. Apartments however not available for rent during this period will not benefit from potential winter rental income. Owners are free to occupy their apartment at any time throughout the year and are not required to rent their unit if they do not wish to. Those however not in the rental pool will still be required to sign up to the basic tourist services agreement. FINISHINGS & FURNITURE All apartments are being delivered with high quality finishings and it is possible to buy a furniture package. If you choose to rent out, it is mandatory to buy the furniture from the package as the quality of furniture needs to be same in all apartments. PROGRESS OF CONSTRUCTION & KEY DELIVERY Construction has started in Februari 2023. Handover of the keys will be in Q1 of 2024. Our main architectural firm behind these important works is Concept Arquitectos which is based in Portimão, Algarve and which has extensive experience in the high-end real estate sector.
