"This summer we will go to the sea for the holidays A summer at the sea, the desire to row, to swim off the coast, to see the oni-umbrellas from afar. So sang Giuni Russo a few years ago and Sardinia in the collective imagination is synonymous with fantastic beach holidays. But what's better than a beach holiday? A house by the sea to escape to whenever you feel like salt on your skin and hair free in the wind! Today's proposal is suitable for those who have decided to give themselves a nice gift, an apartment with two bedrooms, a piece of greenery near the house where they can obtain parking spaces or an equipped barbeque area. Ready let's go to Valledoria in the province of Sassari and precisely to La Muddizza in the lower Coghinas valley, overlooking the center of the Gulf of Asinara, surrounded by green landscapes. We are in a center that is agriculturally passionate in which the main flagship crop is the artichoke, which is the protagonist starting from the month of April of cultural events and the basis of the local gastronomic tradition. Ancient goldsmiths working with gold and coral, the locals have become important tour operators thanks to the wonderful coasts where they were born. In ancient times they had already noticed the naturalistic wonders and had settled with the ancient and glorious city of Ampurias on whose ruins Valledoria and its suburbs have now arisen. Just 3 km from the beach we find our proposal today, a portion of a house, free on two sides in a small and quiet context of single-storey houses. The very well-proportioned and bright interior spaces are already rationally divided into living room with kitchenette, bathroom with window and two bedrooms while outside, a small strip of land that runs along the house allows you to create a small terrace and a comfortable green space. The house can be inhabited immediately with only minor adjustments or you can decide for a modernization to give it a more contemporary and personal imprint. Stop hesitating, book a visit and have a good holiday

Imagine waking up every morning greeted by the gentle rays of the sun filtering through the windows, while the tranquillity and serenity of the small village of Viddalba envelops your every awakening. This is not just a house, but an invitation to live in harmony with nature, in the beautiful setting of Gallura, where history and traditions blend with the breathtaking landscape. My journey to this enchanting corner of Sardinia began when I stepped into the living room of a comfortable, bright flat in Viddalba. Here, the northern exposure ensures soft but constant light for much of the day, ideal for those who like to enjoy the outdoors without the direct assault of the summer sun. The garden, a true natural sanctuary, is the ideal place for my morning reflections and evenings in the company of friends and family, under the starry Gallura sky.Upon entering the house, the warm and welcoming atmosphere of the living room with open kitchen immediately made me feel at ease. This space, the beating heart of the house, will witness countless family evenings, tried-and-tested recipes and shared laughter. The master bedroom, a haven of peace and privacy, is designed to host dreams and projects, reflecting the light and energy that only a place like Viddalba can offer. In addition to its interior features, it is the context in which it is located that makes this flat such a special place.Immersed in the unique landscapes of Gallura, Viddalba stands as the custodian of thousands of years of history. This village, with its roots deeply rooted in Sardinian history, offers not only a natural setting of rare beauty, but also a dive into local culture and traditions. From the natural thermal baths, famous for their therapeutic properties, to the archaeological finds that tell of ancient civilisations, Viddalba is a hidden treasure just waiting to be explored. And then there are its surroundings: pristine beaches, hiking trails winding between granite rocks and Mediterranean maquis, and vineyards where the Vermentino di Gallura wine, the island's oenological jewel, is produced. Living here means being part of a living picture every day, where nature, history and food and wine come together in a unique and unforgettable experience.Buying this house in Viddalba is not simply a real estate investment; it is choosing to embrace a lifestyle that values tranquillity, beauty and authenticity. It is the promise of an existence enriched by nature, culture and the hospitality of a community that still retains the warmth and humanity of times gone by.If you are looking for a refuge where you can rediscover the pleasure of small things, where time seems to slow down to give you moments of pure happiness, then this house in Viddalba could be the next chapter in your story. A story just waiting to be lived.
I have just landed in Sardinia, and what at first seemed like a misunderstanding - the car I had booked was not available - turned into a wonderful opportunity, and so at our meeting on the beach in the Gulf of Asinara I turn up in a splendid white convertible car.Above us the clear sky, the scent of saltiness, the spring sun and the verdant landscape of this unusually rainy spring all around us as we drive towards Viddalba.Formerly known as Villa alba (white village), built on the edge of the fertile Coghinas plain, it lies on the soft green hills of Gallura.A stroll through the streets of the village allows us to admire the local handicrafts, in particular the processing of textiles. In the stalls, the colours and scents of the many agricultural products produced here stand out. Sardinia is the ideal place to practise sports, sailing, windsurfing and kitesurfing in the Gulf of Asinara, trekking and horse-riding among the fascinating rural roads in the stazzi on the heights bordering the territory to the east and the paths that cross deep red rocks and take us to the peaks also thanks to the windy 'vie chiodate' .This place is so enchanting that we are forgetting why we met here, the attic apartment on the third and last floor of this block of flats. The flat is designed as an open space, a large white-grey living area with an open kitchen area overlooking the first of the two south-facing terraces. The relaxation area overlooks the other north-facing terrace, which is also bathtub-shaped and therefore covered from prying eyes. Both terraces have two inlets that could become, with sliding structures, convenient outdoor storage rooms, where it is also possible to house the motor for the air-conditioning system for which the flat is already prepared. Two large rooms with sloping roofs have been fitted out as beds, which can comfortably accommodate four, while the windowed bathroom with a large shower completes the floor. The surprises don't end there, a few steps away from the house we visit the Casteldoria thermal baths: its salty-bromine-iodine waters with curative properties gush out at over 70 degrees. But the special feature of this moment is an ancient tradition that has been revived, the Gallurese wedding with poetry competitions, horse parades, singing and dancing.I knew that this visit would trigger in you, too, the desire to have a corner of paradise in this fascinating region where you can retreat to enjoy the sun, sea and tradition, and having a proposal already fully furnished...well, you only have to worry about fixing the date of the deed.
We are in the historic center of Scicli, a UNESCO World Heritage Site, where among medieval columns and porches stand the baroque domes of the cathedral. Among oleanders, olive trees and flowers, the scent of the bakery 50 meters away wakes us up in the morning. Here the specialty is the so-called "Testa di Turco", at least double the size of the average, which crumbles into a thousand crunchy and delicate layers of puffy pasta that hide a good dose of cream from the citrus aftertaste. This is the aura of the property below presented, which is spread over a portion of an ancient building and is configured as the ideal for the creation of a reality where, in addition to the scent of the bakery, you can breathe air of modernity, baroque and minimalism. You can think of a holiday home for yourself or for others, for guests or to make income, but also for a primary residence. Why not? Because at the end of the day the location, the main factor of each property, also here it has the upper hand but should not be neglected all the other features. It must be designed as a sort of terraced house, well restored, with parts where, for example, ancient bricks and an old building spring out of the stucco specially, other interesting details such as the medieval arch in the living area, all elements and fine architectural details. Sure, if on one side the house has all some particular elements, on the other there is a final touch to give it its own personality. As an idea, here you could think of how to use the contrast between ancient stone and stucco, installing light wood shelves, decorated with fatty or tropical plants, a beautiful monster for example, perhaps putting some light as can be seen in some modern chic rooms where outdoor bulbs are very popular, the aluminum element in black color, going to work then on the balance of the colors of the house. Let's imagine it in the center of Scicli, both as ours and as a B&B: a living area with a beautiful sofa, the kitchen with a small counter, and the bathroom / laundry room. On the first floor the bedroom, the second bathroom with shower and finally the mezzanine with the exposed roof to be used according to your style. Surely the potential is there, they are at an affordable price, and are located in the center of Scicli, where there is a splendid portion of the building which only your personal touch is missing.
My discovery of this charming flat in Viddalba was one of those surprises that life has in store when you least expect it. I was in town for a photography project dedicated to the hidden beauty of Italian villages. It was during an evening stroll, as the last of the sunshine caressed the ancient stones of the village, that I came across this small, recently built apartment building. On the first floor, through an elegantly finished door, our flat opens up. The spacious living room, with its open kitchen and south-facing balcony, offers a view that is a hymn to Gallura, with its landscapes that fade into shades of green and blue, inviting you to take a break and enjoy the moment. The bedrooms, also facing south, are bathed in warm, reassuring light. The master bedroom, is a cosy and serene refuge, where every detail seems to whisper 'welcome home'. The single room, versatile and bright, is perfect both as a guest room and as a study, where one can be inspired by the quietness of the place. There are the two full bathrooms, the first anticipated by an ante-bathroom and windowed with a northern exposure, offering cool privacy, and the other, without a window, carefully designed to maximise comfort and functionality. But Viddalba is much more than just a backdrop for this residence. This village, set in the unique landscapes of Gallura, is a treasure trove of stories, traditions and natural beauty. With its natural thermal baths, it is a destination for those seeking wellness and relaxation in the heart of Sardinia. Its lands are dotted with archaeological remains that tell millennia of history, from nuraghi to the tombs of the giants, offering a journey through time to anyone who cares to listen. A few minutes' drive away, we find various beaches where the Sardinian sea shows all its splendour, with crystal-clear waters and fine sandy beaches. No less fascinating are the hiking trails that wind through the hills, where the Mediterranean scrub opens up to amazing views. My visit left me with the certainty that, for someone, this will not just be a home, but a corner of the world where they can find inspiration, peace and a sense of belonging. And those who choose to make this place their home will have found a treasure that goes beyond the value of the property: they will have found a piece of paradise on earth.
If this house were a fabric, it would be silk. Blue like the sky, cream like the rocky and wild coast of Sicily, or turquoise like the Mediterranean and gold like the sun - two colors and the heart flies. We are near Scicli, where it is with great pleasure that we present a splendid terraced house a few hundred meters from the sea, aesthetic and essential. Let's think of a genuine recipe or a particular perfume that remains imprinted for life and that evokes moments that seemed forgotten; a bit like the scent of grandmother's spaghetti with tomato and fresh basil is a part of childhood precisely by virtue of its goodness and its simplicity, in some magical way, even our home is defined as something tremendously familiar and nostalgic at the same time. Whether it's the Mediterranean architecture, the white wooden fence, which also emerges in the small pergola that covers the entrance from the courtyard - how beautiful a bougainvillea or jasmine would look here! - than for the mild and natural beige of the stone or for the light blue shutters. Two bedrooms, a small living area and a bathroom connected by an internal staircase, a cozy minimalist environment but worthy of a story full of laughter, stories, tears, love, jokes, long dinners and summer chats; a story of walks by the sea watching the stars, the sunset or the sunrise. A stone house in excellent internal and external conditions, with a terrace that seems tailor-made for its space and manageability, near the gem of the Ragusa coast of Scicli. Let's not forget the parking space - something quite rare in this context and which therefore also from an economic point of view turns out to be another benefit, both for ourselves - if we want a little one of our own - and for others - if we intend to make an income from this real jewel where the sea is waiting for us.

Today we take you with us to Zocca, in the province of Modena, a small village located south of the capital at 758 mt. Many of you will have heard of this town which boasts among its fellow citizens Vasco Rossi. Here, in fact, the famous Italian singer-songwriter was not only born, but decided to spend his family days when he is not busy on his world tours. Apart from Vasco's house, a pilgrimage destination for his fans, Zocca is a quiet little mountain village born in an ancient area rich in hills and mountains on which there were once many castles (Monteombraro, Montecorone, Montetortore, Montalbano, Monte Theseolo, Rosola , etc.), the scene of several medieval battles between Modena and Bologna, given its strategic geographical position. Zocca is known for the famous "crescentina" (or tigella), originally cooked in the fireplace with a chestnut leaf, which can be tasted on the premises of the main street of the village. It is also home to the "Borlengo" Museum, another typical local specialty. Today we are here, not to taste the local goodness, but to offer you a fantastic housing solution, which can be either a second home for your moments of relaxation or even better your primary residence away from the chaos of the city in a wonderful setting but with all the services available. It is a real free cottage on 4 sides within a larger condominium. The apartment, totally independent, boasts its own small garden and large balcony with fantastic views of the hills. The living area is a rectangular open-space with open kitchen and overlooks both the garden and the balcony. The sleeping area is accessed from the corridor, which has a large wardrobe and overlooks the two bright bedrooms, one double and one single. The bathroom with window has a comfortable corner shower and connections for the washing machine. A pleasant surprise are the facilities that include: the security door, the burglar alarm system, the irrigation system, a comfortable tool shed in the garden, the wooden windows with double glazing and mosquito nets and the excellent heating system with traditional boiler and pellet stove ducted that guarantees in addition to economic savings excellent living comfort. The house, which rests on a slope, is on the ground floor on the garden side, and on the second floor on the balcony side, under which, on the ground floor is the garage of the property.
Travelling is an experience that gratifies all the senses. When you travel, you breathe in new scents, see previously ignored wonders, hear the melodies typical of a place. Think of the voice of fishermen on the beach, a day at a market, a walk in a forest. What we are going to do today will be an experience that will change you and make you love this town as much as I do. Modica is a Baroque town where it is easy to be enchanted by the spectacular alternation of majestic buildings and the intricate maze of alleyways, and it is while wandering through its narrowest and oldest streets that I love to find the women sitting outside their doorways chatting while the creamy scent of coffee escapes from their houses. In the evenings, I love to touch the stones from which almost all the houses here are built and feel the warmth gathered during the day slowly release. I find the little fruit and vegetable shops irresistible, their wooden crates overflowing with colourful and fragrant goods. A sightseeing tour is in order, and so, after strolling among the buildings carved out of the rock of the mountain on which it stands, we descend to the lower, historic part of town where, after a little shopping and lunch in a typical restaurant on Corso Umberto, we can go and visit our proposal for today. It is a large and bright three-room apartment on the first floor of a house of two, habitable in excellent condition and with some furnishings already present. The beautiful masonry kitchen will be at the centre of your days, after preparing a good breakfast you can enjoy it here while admiring the park below the house or the hills in the distance. The large terrace can take up some of your time if you are an expert in botany or can be the place to relax and read a good book. The presence of three rooms is suitable if you have a large family or if you are a hospitable friend, certain is that here there will be no time to get bored or feel lonely. The wonderful climate of the region will allow you to use the terrace and balconies most of the year whether you decide to move here or it will be your much desired holiday home. The storeroom and cellar will allow you to store your provisions, while the garage on the property will ensure that you can return home with your bicycle, motorbike or car and have a safe place to keep them. As I always say, take a good look at the pictures, they already give you an idea, but don't hesitate to give us a call, only a visit can tell if we have found our home. "Paths veiled by an eternal line: paving stones amid glimpses of historic passion; with late steps I find in my heart my unborn gaze That sweetly attracts me." I thus leave you with a poem by Salvatore Quasimodo who described his splendid hometown a little sad like us who must now leave it.
A mygola kitten and climb over the wall, as if to say "follow me". There is a smell of jasmine. Let's take a few steps and, turning the corner of the country road, opens the courtyard where once the children used to play football during recreation. Today, however, it is a farm. The rectangular square is surrounded by various buildings: there is a storage room, a house and a barn. These rooms embrace the central open space as the agora of the ancient Greek. It can be a garden, a parking, a vegetable garden, a volleyball field or a balance between these things. A purple bougainvillea to enjoy the purple shadow would really suit us! Just as the external stone table, which overlooks the veranda on the square. Going down this side of the house, there is also an external fountain, perfect for watering the plants, for washing tools or filling the bowl with our friend feline, who accompanies us during the visit between a small stove and another. Even today the sun shines and it is hot, so we decide to enter. The house is fresh and airy. It is evident that it requires modernization, but it is configured as habitable. Everything is structured around the outdoor space, so all the main rooms have direct access to the courtyard. We therefore have a living room, a very large double bedroom and a single bedroom, which at present is a solution for children and guests. Everything is internally connected by a long corridor. To be added there are also the rooms, which require more serious intervention, as soon as you want to create rooms or additional areas. At present we have a large storage room, which can be a garage or renovated according to your creativity, a barn and a storage. The opportunities are many, it can be the ideal place for a local farm, a second home or an investment that, with some imagination, could bear fruit to a particular reality, with a flowery and tree-lined garden, a swimming pool, giving more development to the veranda and rearrange the interior spaces, playing on the contrast between tradition and innovation. Our cat friend interrupts our flow of thought with a myagolio: it is time to go to lunch, but with the smell of jasmine on top and the head that still travels, between dreams.
After leaving the splendid Ligurian sea behind us, we venture through the bright green shades of the hinterland, until we reach the splendid natural setting of the Val di Vara where we find the municipality of Zignago. The ancient villages of the scattered municipality of Zignago, nestled on the profile of its mountains or collected in small and protected plains, tell us about its medieval history and preserve magnificent examples of rural architecture which has kept the balance of the natural landscape intact with the works of the 'man. This town has ancient roots that date back to the Copper Age, as demonstrated by an anthropomorphic stele statue found at the end of the 19th century. We are in the province of La Spezia in Liguria in a place that has remained almost uncontaminated, surrounded by low mountains that are just over a thousand meters high, an ideal place to spend time in total relaxation and follow various and evocative hiking itineraries that have as their main axis a stage of the Alta Via dei Monti Liguri. Our proposal today is an apartment which with its accessories occupies part of the first two floors in a small house with characteristic bright red shutters. The external staircase that insinuates itself between the building and the garden of approximately 400 m2, all terraced, leads us to the entrance of the apartment, through a characteristic covered terrace. The generously sized apartment is developed on one floor and is composed of a living area with an open kitchen in the central part of the house and facing south, with the two double bedrooms located respectively to the east and west. The main or master, as you prefer, has a private bathroom with large shower and boasts a beautiful balcony overlooking the valley from which you can admire the nearby green mountains. On the opposite side of the apartment there is the second bathroom, of large dimensions, with window and a large and welcoming bathtub, the second large double bedroom and the very practical closet. Internally everything is in perfect condition, the result of a recent renovation, the beautiful Palladian floors, the mirrored wooden doors and the double glazed wooden windows and doors stand out. In this natural context the highlight is certainly the garden, the walls create flat and perfectly exploitable terraces, which allow us to dedicate the spaces with various uses, a relaxation area with external hydromassage, the vegetable garden, the barbecue area or whatever we like it. We cannot forget the practical external shed behind the house, the large cellar and the spacious garage which can accommodate two cars in addition to the inevitable bikes. It's up to you whether it's a holiday apartment or a permanent home, but take the time for a visit to restore your soul and mind in this pleasant place.
We walk through the districts of the Ispica countryside, where blades of grass lie prone to the constant blowing of the sea breeze, laden with swollen dewdrops in which the sun is reflected in the turquoise sky. The old farmhouse immediately evokes the idea of frugality, rusticity and the echo of a distant yet so incredibly familiar era. It is a marvel of absolute calm, in an infinite field, a reality in which one can laugh, joke, cry and love without anyone knowing. In other words, it is a place we could truly call our own. Today, however, the property is in a state of neglect, the garden is uncultivated and in need of replacement. But, equipped with the right vision, we immediately identify the main concept: do we salvage the two small houses that are there or do we demolish everything and salvage the volume? Either way, the imagination has a lot to feed on. A modern, contemporary villa in a minimalist style as well as a combination of tradition and modernity? A swimming pool or jacuzzi? Or a volleyball net hung between a palm and an oak tree? Or solar panels on a canopy to protect the car? A beautiful colonnade with climbing plants or an orchard, an olive grove, a citrus grove or... the ideas are endless, just like the potential of this rustic cottage nestled in its gigantic grounds that seem to be a fiefdom worthy of a medieval noble vassal. And so the proposal takes shape: a large plot of land of more than 12,000 square metres plus two buildings, the larger of which is partly used as a dwelling with a living area, two bedrooms, bathroom and storeroom, with a warehouse alongside, while the second building, of more modest dimensions, was certainly once used as an agricultural warehouse. Today we can think either of recovering the volume, or of renovating the existing buildings, changing or retaining, according to need, their function, for our first home, for holidays or as a property to be rented out to the delight of many tourists.
The flat is located in the heart of Vignola, a quiet and historic Italian town in the province of Modena. Spacious, bright and with a belvedere, it dominates the city centre from the top of the third floor. Built in the 1970s, the property fits harmoniously into the urban fabric, embellished by the splendid Villa Comunale park and tree-lined flowerbeds that provide shade and coolness during the warmer months. The flat consists of an entrance to the living room and open kitchen with terrace, a hallway for sleeping, two double bedrooms, and a bathroom. The offer includes a cellar that is also useful for storing bicycles, for example, given the proximity to the bicycle paths. As far as the state of the building is concerned, one of its strong points is certainly the centrality of the building, which makes all services, offices, supermarkets, and access to infrastructure and public transport a breeze, whether on foot or by bicycle, perhaps the most convenient way to appreciate the town. In fact, we are just a stone's throw away from the market open on Thursdays, known for the freshness and quality of its typical food products, whose square is visible from the flat. As far as the interior is concerned, one notices the passage of time and therefore the need for modernisation work, but the fine materials used at the time of construction jump to the eye, and we see this especially in the wooden floors laid in a herringbone pattern with inlays, while the high ceilings give the rooms ample space and brightness, encapsulating the stately essence of the object. The interior layout is absolutely functional and rational, while the independent heating system allows for optimisation in terms of both living comfort and consumption. In addition to being a suitable solution for families, the flat's income cannot be excluded. With two doubles, the solutions for potential tenants are multiple and the yield could be of certain interest.
Located in the charming city of Sanremo, renowned for its Italian Song Festival and picturesque coastal landscape, this two-room apartment presents an ideal opportunity for those seeking an affordable and customisable housing solution in an appealing setting. Sanremo, also known as the "City of Flowers," is celebrated for its mild year-round climate, elegant villas, lush gardens, and one of the oldest casinos in Europe. The apartment itself is situated on the second floor of a four-story building and benefits from a favourable southwest-north exposure, ensuring excellent natural light throughout the day. Upon entering, you are greeted by an L-shaped hallway that leads to the various rooms. The living room, which can also serve as a dining area, is separated by a wall that, if removed, could open up the kitchenette and transform it into an open-plan space with a visible kitchen. The kitchen provides access to the main balcony, ideal for moments of outdoor relaxation. The property includes a bathroom, currently equipped with a bathtub, and a master bedroom with its own private balcony. Additionally, there is a convenient cellar in the basement. While the interior decor reflects the typical colours of the late 1970s and early 1980s, with hues of brown and green, a modern renovation could enhance the space, making it more suitable for contemporary living. The apartment also features autonomous heating for added convenience. A significant advantage of this property is its proximity to the sea, offering opportunities for pleasant coastal walks and a range of recreational activities along the Ligurian coast. This property represents a compelling investment, thanks to its strategic location and the potential for renovation and personalisation to meet individual tastes and needs. Situated in a tranquil yet well-connected area, it is perfect for those looking to live or invest in one of the most enchanting cities of the Riviera dei Fiori.
Given its strategic position, the small village of Flavon, located in the heart of the lower Val di Non, is ideal for those who love nature and tranquillity. Immersed in the famous apple orchards and in nature bursting with colors and shapes, it is the ideal starting point for discovering the wonders of the valley, both scenic and historical-artistic, such as the Sanctuary of San Romedio, the numerous castles, waterfalls or the Emerald Lake Canyon. From the village start the paths that lead to the shelters on Monte Alto and there are many possibilities for excursions on horseback, on foot or by bicycle, but it is also easy to reach the famous lake of Tovel, framed by the majestic landscape of the Brenta Dolomites, a paradise for hikers and mountaineers from all over the world. In the historic part of the town we find this large property, represented by a portion of a historic house open on two sides and equipped with a small private garden. The building is on four levels, starting from the wrapped basement floor, but easily reachable from the street level, consisting of large rooms with barrel vaults typical of rural mountain architecture, which can be used for various activities and connected internally to all floors of the house via internal stairs. An equally typical brick bridge leads to the ground floor of the structure where there is the primary access, hall, living room-kitchen, two rooms, bathroom, utility room and corridor with access to the internal stairwell for the basement and the other floors , for a total net area of 105 sqm. Upstairs there are various other rooms, rooms, closets, bathroom and part of the attic divided over two levels and of very large dimensions, with heights that reach 4.50 meters, where it is possible to create other rooms for about 60 square meters and which enjoys a excellent view of the valley and the mountains. The structure was partially restored a few years ago, with the remaking of the floors which are already in reinforced concrete and of part of the electrical system relating to the basement, first and second floors, while the remaining surfaces need profound restructuring, especially the roof. An intervention, the latter, which would make it possible to exploit the considerable surfaces available on the top floor, with the possibility of creating different rooms or even converting it into an accommodation facility with semi-independent rooms and a floor for the landlord-manager . In our opinion, this type of intervention is the one that lends itself most favorably as a solution to create a secure source of income, given the highly touristic context of the area. It would certainly be a substantial investment but equally certainly very profitable which would allow its cost to be amortised in a few years, perhaps with the help of possible provincial contributions. Do you want to change your life? It's your chance.
Low walls of dry stone, plowed fields and here is the green of olive or prickly trees. This is the panoramic hole that you will see in the path between the beautiful countryside of the south of Sicily that takes us into the first outskirts of Scicli to the property that we will go to today. We come across the typical building totally built in exposed stone, on one floor and consisting of three main rooms connected to each other plus two others to the two extremes always annexed to the building. It is not easy to see bare and not partitioned rooms have an idea of what can be realized, but we are faced the design hypothesis that the current property has developed and the result is really interesting. A first apartment that is on two levels, where on the ground floor there is a large living area with separate living room and kitchen, two bathrooms and two bedrooms, while on the first floor there are two more doubles each with their own private bathroom. On the right side of the house, a two-room apartment was studied all on one level with living area and bedroom, which can become an outbuilding for friends and / or family or dedicated to income creation. At the end of the building there are two comfortable ancillary rooms, the garage, built into the old stable and a storage room always very useful for garden equipment or small tools for green maintenance. In the space overlooking the house delimited by a inevitable drywall, it could find space under an elegant gazebo an outdoor kitchen with barbecue and pizza oven or the typical Sicilian focacce. Many work on the consolidation of the perimeter masonry and part of the roof have already been carried out thus facilitating the continuation of the renovation work. In addition to the garden, the property has another 3,450 square meters of private land where there could be space for the mandorli, some olive trees and the inevitable driveway.
'And to Padua I came, as one who leaves a pond to dive into the sea'. This is how William Shakespeare describes his visit to the beautiful city of Padua, and it is no coincidence that Petrarch, Donatello, Galilei, Ippolito Nievo, Mantegna, Palladio and other illustrious personalities of Italian art, science and culture lived in Padua. A cultured, rich and devout city, you will easily realise this by visiting its most famous attractions. After a stroll through the famous arcades of the centre, you will realise that it is also a city of enjoyment when you take a well-deserved break at spritz time. Our rendezvous can only be in one of the many places where you can enjoy a red aperitif before visiting this practical three-room apartment in the San Carlo area, a short distance from the motorway exit and one of the city's main arteries, Via del Plebiscito. We are in Via Benedetti, a residential area with small to medium-sized buildings, lots of greenery, plenty of parking and all services and schools within walking distance. Here on the first floor of a five-storey building we find the spacious flat ready to be lived in immediately. We are greeted by a large equipped entrance hall that divides the living area from the sleeping area; the first is composed of a single room with an open kitchen and double overlooking the balcony facing south-west through two French windows that thus guarantee natural lighting all day long. The sleeping area comprises two bedrooms, one single and one double, and the windowed bathroom with shower. Ready to be lived in because, as you will see, all the renovation work has already been done, both external (PVC) and internal (whitened oak wooden doors), flooring (wood-effect laminate and ceramic strips for the bathroom) and air conditioning with the added convenience of a furnished kitchen and a convenient garage at street level with access from the communal courtyard. Hurry up because this flat deserves your attention!
And here we are in beautiful Sicily in the southernmost part of our incomparable peninsula and precisely in Scicli. Today our proposal is a cottage surrounded by the countryside that smells of citrus. We start the visit by enjoying cannoli in the chairs on the large veranda, here, listening to the distant lapping of the waves, we can relax while looking at the countryside in which we are immersed and in the background the splendid sea of Sicily. The large dimensions are not casual, at this time we eat, relax and read a good book, it is an added room in which to welcome guests and friends, and to live for most of the year sheltered from the roof pitch. On the veranda overlooking all the rooms and the two glass doors we enter directly into the living room, To our right is one of the two double bedrooms while at the front a couple of steps lead us to the kitchen where you can also access it from the outside through another entrance, but everyone, as already mentioned, will stop with us on the veranda. The kitchen is lit by a skylight on the terrace which we will visit later. A first bathroom with window and shower is on the same level as the kitchen, while the second, always with window, but with bathtub, is in the sleeping area. On the right side of the living room we find the door that leads to the sleeping area, a long corridor giving access to the utility room and to the other two bedrooms, one double and one double, both facing the sea. This house conveys the calm typical of the countryside, of the warm days of the south, where life is marked by slow rhythms, by long naps after having tasted some fresh granitas. But the countryside soon leaves room for the sea, in a few minutes, both on foot and by car, we can reach the water and the beaches of Sampieri, Il Trippatore and La Mananra. From the veranda we can reach the garage, over 30 sqm on the ground floor and an additional space in the attic, for our car, the bikes, the bikes and what we need to store. If you ask yourself at home you need an external staircase the answer is soon given, a terrace above the apartment, a charming space with a 360 degree view to be enriched with succulents and protected with a flowery pergola and enjoy as you please.
Today we are going to visit a beautiful estate of about 3 hectares in the countryside of Ostuni, between the white city and the seaside cove of Gorgognolo. An area bordered by ancient dry-stone walls, with over 70 centuries-old olive trees, with a wonderful story to tell, and another 300 planted more recently. But not only olive trees, we are greeted by a riot of plants typical of this wonderful area, prickly pears, mulberries, apricots, plums, figs and almonds that offer indescribable scents and colours. How many of us have dreamed of retiring to the countryside to devote ourselves to tending the land and why not to an agritourism activity that allows us to live in serenity, following the rhythms of nature. We are thinking of the development of new buildings partly dedicated to proven housing or accommodation and partly to the processing of the products of our land with the possibility of organising gastronomic and recreational events in the famous Val d'itria, an area that the whole world envies us. Imagination and spirit of initiative can give us various ideas for the enhancement of our farm, our olive oil will certainly go down a storm while our jams and marmalades will be enjoyed at breakfast by our customers and our officinal plants (thyme, butcher's broom, oregano, sage, lavender), used either as ornaments or for the preparation of care and beauty products such as creams and soaps. But what is that little building? I forgot, the property has a functioning private well. Water, an element of life for our company, will never be a problem and how about the blue of a swimming pool wouldn't look bad surrounded by the beautiful green of the plants. I know you are thinking about it, now all you have to do is schedule a visit to see this beautiful place to realise this dream of yours.
Midsummer party today! While a group is cooking in the stube on the ground floor, there are those in charge of the grills on the veranda, others are expertly arranging the first appetizers and aperitifs that will expertly welcome the guests who are about to arrive. This morning we scattered the tables among the olive trees which are connected by necklaces of suspended lights. This is the first summer in our new home in Scicli and among the friends who host us in the rooms we have available and on the sofa bed we have put in the living room. We didn't think we'd make friends so quickly, and tonight having friends old and new to celebrate together makes this moment even more special. When we bought this house we immediately pictured ourselves here relaxing on the long summer days, enjoying the view and the beautiful surroundings. The house is inserted in a lot of about 1,800 square meters with a large courtyard facing the house and the apartment develops on a raised floor accessible by an external staircase. We modified it according to our needs going back to the origins, we find the kitchen on the left side and the living room on the right side both overlooking the terrace while continuing our master bedroom, the bathroom, and another room transformed into an office where my tireless husband works by connecting with the rest of the world. The upper floor, made up of its large rooms, we allocate from time to time to what we like and those who pass by here, whether they are children, grandchildren or friends, know that a welcoming room, a soft bed, a good book and a laid table there is no shortage here. The highlight is the terrace, a breathtaking view, on days when the sky is so clear that it becomes transparent, you can glimpse the outline of Malta. Our house is now just what I wanted when I saw it, a small Sicilian pearl, with some typical pieces of local art, with tablecloths, curtains and towels produced by the very talented local craftsmen. And our tavern has become a Sicilian pantry where the jams, sauces and pickles that we have produced with what now grows in our vegetable garden and in the large, well-kept garden where olive trees, carob trees and citrus groves never make us forget where we are.
We are in the Roman Centumcellae (Civitavecchia), founded by Trajan around 106 AD as the port of southern Etruria, and still being an important seaport, it would be perfect to dock your boat ready to sail the seas to discover the treasures of the Tyrrhenian Sea. This is a place that has been chosen since ancient times for its numerous inlets and small golf courses (cell) with rocky bottoms, for its sandy beaches. Now the seafront has been affected by redevelopment works that have expanded the pedestrian area available, giving birth to the lively area called the Marina, suitable for languid evening walks breathing the brackish air, enjoying fish specialties and not only in the various rooms, restaurants, cocktail bars. The area is known for its thermal springs that can offer moments of pure relaxation. Our proposal today is a building plot, one of the last in the area, with a small building inside. We are not far from the exclusive tourist port "Riva di Traiano" and from the beach of Santa Marinella, both easily reachable on foot, in a quiet residential area where you can enjoy the sea view. To the north is a newly expanded residential area, while in a few minutes by car we reach the historic center and the ferry boarding point from which ships leave for Sardinia, Sicily, Malta, Spain and Tunis. Fiumicino International Airport is a 30-minute drive away, easily accessible by motorway. Or, just as quickly by train. The lot directly faces the Strada delle Boccelle, has a regular and rectangular shape that allows it to be exploited in the best way for the construction of a new building. The size is 1,068 square meters cadastral and with the current master plan it is possible to create a volume of 854 cubic meters equal to about 285 square meters of surface, ideal for a single villa, a two-family house or even a small building of 4/5 apartments. The location and the viability, just 500 meters from the Rome-Civitavecchia motorway exit, allow for quick "holiday getaways" and convenient access to a future construction site, while the area is already urbanized, the connection to the sub-services ( electricity, water and sewerage) will certainly be very fast and easy. For the home of your holidays, to live permanently or as an investment property, all solutions are feasible.
Today we are going to Piazza Armerina, a municipality in central-eastern Sicily located in the Erei mountains at around 700 m above sea level. I must admit that I was unaware of the presence of this place and I thought it was a square in Enna and not a true natural and artistic masterpiece, known as "The city of Mosaics and the Norman Palio" or "The city of 100 churches". Our meeting is at the Duomo, the highest point in the city. From here a series of medieval streets unfold through which we wander in ecstasy, while to the right and left we are surrounded by Renaissance and Baroque buildings. A Vespa whizzing by a few steps away from us brings us back down to earth and understand that we are in the 21st century. Among these ancient buildings we identify the one where the property we are going to visit today is located, the result of a recent renovation where a large and modern apartment has been created on the first and second floors. Having crossed the threshold through an ancient and austere wooden door, an elegant staircase covered in Caltagirone marble and ceramics takes us to the first floor where the various rooms develop from the large atrium starting from the living room, the large living area with an American kitchen with a relaxation space and a splendid view where we can admire the famous Gagini balcony and finally a study room and bathroom in refined marble. The staircase that leads us to the sleeping area is another element that characterizes the entire house, marble and glass blend together in an extremely pleasant contrast between the classic and the modern. The second floor reflects the dimensions of the one below, but is different in layout and style the slope of the roof. Here we find the three rooms, one with a walk-in closet and the large bathroom finished in a more modern but no less beautiful way. What can I tell you, a few lines are not enough to describe in detail each environment and the characteristics of the materials and finishes, what we know is that if the center of Piazza Armerina is your destination your search will stop here.
We are in Trentino, specifically in beautiful Valsugana, where one cannot help but notice among the foliage of the trees two limpid bodies of water, the lakes of Caldonazzo and Levico. But let us dwell on Lake Caldonazzo a short distance from our apartment. We are in an optimal climatic zone that gives the waters of the lake ideal temperatures for bathing from May to the end of September; after all, it is one of the warmest lakes in Europe. In addition to this special feature, you should know that there are free beaches and equipped bathing establishments on its shores. In fact, the lake is ideal for practicing various sports such as sailing, canoeing, windsurfing, rowing, and water skiing. Those who enjoy fishing will also find a wide variety of fish such as trout, rudd, carp, sun perch and tench. Now, however, we head into the historic center of town, on one of Caldonazzo's main streets, where on the 1st floor of a quaint historic house is our recently renovated apartment. It is accessed by climbing a first flight of stairs, from a small terrace that receives the afternoon sun.We enter directly into the kitchen, where there is no lack of a chimney for the installation of a practical economical stove, great for cooking chestnuts in the fall and for natural heat. We continue into the modestly sized living room, which if desired can also become a second room for those who need extra sleeping accommodations. You will be kissed by the sun as you wake up in the morning. The master bedroom, like the living room boasts a beautiful east-facing window and the size is made more generous by a practical walk-in closet. Very nice and elegant bathroom with the large shower stall and window. Completes the property a large and windowed cellar on the ground floor, in which is also located the boiler for the independent heating of the apartment. Everything redone with good taste, attention to the quality of materials and without unpleasant condominium expenses. You just have to order the kitchen and move into this beautiful and cozy nest.
Our proposal today is located in the province of Padua, specifically in San Giorgio delle Pertiche. Located in the heart of the entrepreneurial Veneto region, all the main communication routes of the area branch off from here. We would like to show you a property still under construction and therefore still available for multiple solutions in its final finishing touches. Since it is a building site, you have to use a little imagination, even if the rendering already gives you a precise idea of how everything will look at the end of the work. We are talking about a building with four residential units, two on the ground floor and two on the first floor all with three bedrooms. The choice of insulating materials and the quality of construction will allow due privacy and independence to all the apartments. We are talking about energy class A4, therefore with particular attention to the environment, avoiding unnecessary waste of energy. For this reason, the dwellings are equipped with high-efficiency systems, the technology of the underfloor heating system, the production of domestic hot water, the controlled ventilation system with heat recovery for air exchange, and the photovoltaic system to produce electricity will allow almost zero running costs, creating perfectly heated and healthy environments. The load-bearing walls will be made of ISOSPAN, or similar, that is, blocks of fir wood ground and mixed with cement, iron oxide and water to guarantee excellent mechanical and thermal performance. The final product will be both anti-seismic and fire resistant, guaranteeing insulation from heat, cold and noise while allowing excellent transpiration. The ground floors will have their own private garden, while the first floor, which is the subject of the proposal, will have a large partly covered terrace over the living area and a further balcony overlooked by two bedrooms. The interior layout includes a large open space with kitchen and a charming living area with large French windows overlooking the terrace. The sleeping area consists of three large bedrooms, a windowed bathroom, the laundry/bathroom and a large balcony. On the ground floor there is a garage with convenient access and connected to the flat via the condominium stairwell. Give free rein to your imagination, don't wait for the end of the building site before you are already certain that you have conquered a wonderful corner in which to raise your children.
Today's proposition is an unconventional one, suited for those seeking to retreat to a rural setting, away from the noises of cities and traditional tourist routes. We find ourselves on the Ibleo plateau, in the municipality of Rosolini, a major agricultural center south of Syracuse, with Arab roots from the period when they conquered Sicily, encountering the Byzantine Empire in complete disarray. It was not difficult for them to peacefully settle in the area, bringing the benefits of their culture. This city is surrounded by countryside, primarily used for the cultivation of almonds, citrus fruits, olives, and carob trees. It is amidst the gentle hills surrounding Rosolini, just 15 minutes from Modica and 20 from Noto, the splendid capitals of Sicilian Baroque, where we will visit a magnificent estate, finely restored. Around us, stone walls wind their way, delineating various crops until we reach the gate granting access to the main courtyard of the house, where the ancient paving remains, a testament to the passage of carts and feet that once traversed here ceaselessly. The courtyard is enclosed on all four sides by walls or practical buildings, from the main house to garages and storage units, boasting in the center a well fundamental not only for past life. In this initial space, one might consider poultry or dog breeding given the presence of independent premises allowing for shelter. The house, spread over two levels with views on all four sides to enjoy the sun at any time of day, now sees on the ground floor a spacious kitchen made of masonry with typical tiles reminiscent of the Sicilian sun and sea. From here, one can access the garden at the back to seek shade under the trees on sweltering days, now the favored spot of the many cats roaming undisturbed or dozing, casting indifferent glances at me. This initial garden would be suitable for creating a barbecue area, as it is adjacent to the kitchen, or, with sliding glass doors, a winter garden to linger in when the weather is inclement. Attached to the kitchen, we find the first of the two double bedrooms of the house, with a large French window opening onto the courtyard and a window overlooking the garden, along with the ground floor bathroom, windowed with a shower currently used as a laundry room. Imagine waking up here, stepping directly into the garden, watering the flowers as you wait to sip coffee and read the newspaper on an antique iron table found on an excursion from a second-hand dealer. The living area reminds me greatly of those seen in mountain retreats, spread over two different levels, with a stone relaxation area featuring a fireplace and wooden ceiling, and a mezzanine reached by an elegant wooden and wrought iron staircase. The mezzanine is currently used as a study but could, with the addition of a sofa bed, become a guest room or a hobby room, or both at once. From here, passing through a suitable vestibule serving as a dressing room and walk-in closet, we reach the master bedroom with an en-suite bathroom, windowed with a shower. As you might have gathered, this house is highly versatile, capable of accommodating couples seeking solitude or families with children. The property, totaling over 4 hectares, can become a source of income transformed into an orchard or land for sheep or other animal husbandry. The house is ready and waiting for you, the rest is up to your imagination to make it the perfect place for you.
Cittadella, Padua. A few minutes from the famous walls of Cittadella and the Walkway of Ronda, famous all over the world, but also from the other treasures of the historic city center such as the Cathedral Museum, the Praetorian Palace, the Social Theater or the Savior's Oratory, we find a large and rationally arranged portion of a semi-detached house which can in fact be considered an independent unit in all respects. The area is close to the centre, surrounded by greenery and very quiet, but at the same time within walking distance of services. The structure in question is accessible through a private gate, which leads to more than 1,300 square metres of exclusive property, totally fenced and planted with fine trees, which embraces the entire structure on three sides, dividing it from the surrounding fields, while the fourth side, which is to the north, touches an adjacent but in fact totally independent property. The house was built in the late 1980s but has been frequently and carefully maintained, so it is in perfect condition and ready to be lived in. The ground floor, which offers multiple exits to the garden, has a surface area of over 100 square metres of floor space and is currently used as an entrance hall, with large multipurpose areas that are perfectly finished and can be used for multiple purposes, considerably increasing the usable space of the house. A staircase leads us to the cellar, in the basement, ideal for storing the area's famous wines, sausages and cheeses, while a comfortable, wide staircase takes us to the first floor, where the flat proper is located. With a usable surface area of approximately 110sq.m., three very large bedrooms like you don't see any more, a princely living room, a kitchen that can accommodate eight people and two bathrooms, this piano nobile is completed by a beautiful south-facing balcony that allows a view over the entire garden and the surrounding fields. The flat is finished with fine materials, quality marble and wood, and is as good as new. Returning to the ground floor, from the entrance we have access to a first garage on the street front of the property, which can easily accommodate two cars, while on the opposite side of the house there is a second garage, also of ample size, used as a shelter for garden tools, outdoor games and furniture that are stored during the bad season. But let us come to the jewel in the crown of the house, namely the more than 1,300 square metres of entirely south-facing garden that surround it. A perfectly flat lawn, interspersed with beautiful productive trees and entirely enclosed by a wall and a fence that make it an ideal safe haven for children and exuberant dogs, as well as an ideal site for inviting friends and relatives for memorable barbecues and football games, safe from disturbing the neighbours.
