We are in Predazzo, a ski area, camping, hiking and all those activities that we associate with the Alpine mountain in a perfect combination of accessibility to services and a right dose of wild and free nature. Spring is coming, but despite the beautiful weather, the sun has not completely melted the abundant snowstorms and some children play in the park near the forest. It is cold and the sun is a real relief; a grandmother calls the lunch group: today you can eat three-hole mushrooms, squeeze in the sauce and Polenta di Storo with a dusting of Grana that reminds us of the peaks that surround us. In a building with the Habsburg references it is hidden, in the warmth, our comfortable apartment. The difference is enough to make the glasses fade and, it will be the bouquet of flowers in the dining room, the smell of clean linen cotton, the sound of their steps on the parquet and the soft carpets, but it really seems to be at home. And there is nothing wrong, indeed, but this welcome does not come to form purely by chance. We look at the furnishings, the attention to detail and the love and passion with which a family has shaped, a reality that heads straight to the heart. We are on the second floor and entering, there is a hallway that connects to the corridor. From here you can connect to the two bedrooms, one double and one double overlooking the mountains. The daytime area consists of a particularly bright living room kitchen with a balcony with a view. Here it is really good, also to accommodate a dinner and play table games, the comfortable little balcony with the directly attached lookout is particularly convenient in this part of the house. Walking to the sleeping area there is a bathroom with window and equipped with shower, with ceramic walls and tiles in the blue tones, while continuing we find the double bedroom, perfect for the Latvian, two comfortables and a couple's wardrobe and another bedroom, this time double, perfect for guests and children. The offer is particularly interesting both from a residential and economic point of view for the profitability of the area, known above all for the ski slopes, a future Olympic home, but also thanks to the other mountain activities. Whether it is for themselves or for others, we have an apartment in excellent condition, complete with garage, with a beautiful view of the mountains, the firs and without other too close houses that could overlay ours and all a stone's throw from the ski slopes in the heart of the village of Predazzo. In other words, a perfect opportunity to enjoy the nature and comfort of a well-developed center full of services, rooms and activities to be done.

The medieval village of Rosignano stands out on a hill with the ancient castle overlooking the sea and the greenery that characterizes the splendid Etruscan Coast. We are in one of the most beautiful Medici fortifications built in the province of Livorno. The beaches of fine white sand shaded by thick pine forests extend for over 5 km and the crystalline sea repeatedly awarded with the Blue Flag recalls the Caribbean ones for its colors. The locality Chioma, where we take you on a visit today, is located north of Rosignano on the border with the municipality of Livorno. It owes its name to the stream of the same name that flows into the sea here and where we also find a well-equipped tourist port and a very famous bathing establishment in the area. Going up the hill a few hundred meters from the sea, a large residential area has developed and between villas and cottages we find what could soon become yours. The house is spread over three floors, all connected internally by an elevator and borders on one side with its twin. It won't be a problem to park your car, outside the gate and in the internal courtyard you can park more than one and walk down to the sea comfortably in 5 minutes. On the ground floor we find the excellently finished garage, tiled and equipped with air conditioning, as well as the whole house, it can be the space for our ideas, also completed by the presence of the bathroom and a large closet. Now let's go up to the upper floor, using the lift or the external staircase which also leads to the garden that develops at the back of the house. The spaces have been divided into a small bedroom, the kitchen/living room and a splendid terrace of almost 30 meters which will become your favorite place, a perfect place to enjoy the summer periods with friends and family and the large awning that covers it allows you to shelter from the heat but also to be able to sunbathe in the privacy of your own home. The top of the three floors houses the bathroom and the double bedroom overlooking its balcony where we can admire the sea between maritime pines and oleanders. All the spaces are in excellent condition and ready to be inhabited, the recently installed lift is certainly a convenience, but for those wishing to return to tradition it is possible, with a few works, to restore the original wooden staircase. What to say if the sea is your life this house could definitely be part of it.
Marina di Cecina, Tuscany, is famous for its sandy beaches, transparent sea and large countryside in the hinterland, rich in vines, olive groves and cypress trees - an area that abounds in both natural and human beauty, ancient, historical and even recent. Fertile ground for those looking for a place to stay, for those who love Tuscany, with its immense sunsets, friendly people and exquisite cuisine. A question. How many is 300 metres? It's a little less than a five-minute walk. And by bike? Maybe half a minute. All this for a simple thought: we are practically at the seaside. The proposal we want to talk to you about today is in fact a large flat only 300 metres from the beach. It is situated in a very quiet residential area and occupies the first floor of a small house. With 4 free sides it presents itself as a solution for those who want a first or second home for themselves, but also for those with business ideas. The entrance gate leads us to the private courtyard on the ground floor while the external staircase takes us up to the first floor. In its almost 115 square metres of floor space, in addition to three balconies, we find a large entrance hall, a dining room, a kitchen with pantry, a living room, two large double bedrooms, a large bathroom and a last room that could be a study, a third small room or simply a walk-in wardrobe. Large spaces and many rooms, which could be further improved and rationalised, perhaps by obtaining a third bedroom and a second bathroom useful both for personal use and in case one wanted to use the property to rent out, an idea not to be underestimated given the high demand and not only during the summer period. Internally it is in fair condition and can be lived in immediately, with central heating and a beautiful fireplace in the dining room, but with some modernisation and customisation work you can make it absolutely unique.
Muhammad al-Idrisinei was sending to his sultan reports of travel to foreign lands. Arriving in Sicily, near Scicli he discovered a magical place where a source poured water five times a day, at well-defined times but the most particular thing is that this phenomenon corresponds to the hours of the musulmane prayers. This magical place was called ayn al-awqt, which is the source of the hours, which Latinized became Donnalucata. Unfortunately, this source has not been found any more, it was probably due to the action of the sea that during the low tides showed the sources of fresh water in the "Ughie" on the Lido di Micenci. One thing is certain: when you reach these coasts, the magic is perceived in the air. I'm traveling this period to discover new houses for you and how you'll be aware that I'm slowly and inexorably falling in love with Sicily. I have to say that whenever I visit a property I cannot divide between a work visit and a desire to move and again, finding out for you what was behind a wall and a door I could not resist the atavius impulse to imagine myself already at home. Today it has not been at all difficult, those who know how much I love the large terraces, for more reason if they allow me to enjoy a view of the sea in the company of Alf, my four-legged placid. Having a large terrace already with an equipped kitchen is really the maximum; it is of course protected from the direct rays of the sun or the sudden arrival of the rain. Having a large solarium on the roof guarantees the privacy and tranquility of being able to sunbathe in the months when tourists - invade - the beaches and Alff prefer to stay in our apartments. A two bedroom apartment is perfect for my husband and I, allows us to have the children close when they come to visit us or to accommodate friends, without having to ask for external help for the cleaning of the house. And then there is the entrance, my joy. Here, in the long avenue, I have planted everything now, my cuttings are becoming plants, the lights wisely placed allow you to admire all these splendid green miracles that in these days are a triumph of flowers. In the former shed for boats and campers I came back to live my first love. I created a ceramic workshop where I regularly keep courses for the schools, I think back to when we took this house, the large open brick ground floor rooms that have now become the gallery of my works. But we were saying ... this is my dream, what will you do with this splendid house?
Leaving behind the village of Tregnago and following the road that climbs up the hills towards San Giovanni Ilarione, after a few minutes a small sign invites us to take a dirt road to the right, towards Precastio, which runs along the hill and crosses a territory. full of charm where well-tended woods and vines alternate. From there you will come across a small cluster of houses, where peasants once lived and where now, some units have been carefully restored to create new living spaces. The proposal for this announcement concerns the head portion, which in addition to the enviable position that makes it totally independent, has, as unique in the area, a plot of land of approximately 10,000 sqm totally fenced in the Valpolicella DOC area. The house has a total of two floors for a total of around 160 sq.m where the ground floor is about twice the size of the first floor. You can access it from the west side, where the house has a small garden and through a small entrance corridor you reach the living room, which from the east side, where the 10,000 square meters of land meander and where you reach through a French door directly to the kitchen / dining room. The internal environment is definitely out of the ordinary, every single corner of the house has its own story to tell and those who live there have been able to fully exploit every single detail, creating a magical and almost surreal atmosphere. It is therefore not easy to condense this property in a few words, and a "traditional" description can not certainly convey to those who read a precise image, certainly the photos will give a taste but for those looking for a unique place, we definitely recommend a visit. On the ground floor, over 80 sq.m of floor space are divided into the entrance to the living room, from here to the large kitchen with dining room where there is a study and bathroom on the ground floor. The staircase leads from the living room to the upper floor, where there is a large double bedroom, the dressing room and the large bathroom. Here, the wood flooring is matched with the roof of the roof and the bedroom walls creating a "warm and relaxing" effect. On the east side of the house, which overlooks the kitchen, there is a terrace on the ground floor, a quiet and sheltered corner where you can enjoy the outdoors and eat outside during the warm seasons in complete privacy and tranquility. There is no shortage of appurtenances, as well as the large private land, next to the house there is a large garage, a storage room and a laundry room. A unique home in a unique place away from hectic life surrounded by greenery and the countryside where wine is famous all over the world.
It's early October and since the heat hasn't yet given way to fog I decided to walk in the gardens under the house. The city offers me many opportunities but with the little time my job leaves me I really wonder what I need them for. Today I took my detox moment, as I call it, to have an hour without technology. I bought myself a magazine which I will read when I reach the furthest and most isolated bench and after hearing the leaves crunch as I pass. I browse without too much conviction until I come to a splendid image. An islet of land that stretches between the mainland and the sea. Here are two small ports where ships have landed for who knows how many centuries. I discover that it is Syracuse whose oldest nucleus is located on the island of Ortigia. It's decided I'm leaving! I go home, book a ticket and tomorrow at 6 I will have a flight that will take me away from my commitments to...I haven't decided what to do yet but I know what I don't want to do anymore. I don't want any more meetings, phone calls, going into the office when it's dark and leaving when it's dark again. On the flight I looked at some real estate offers and found the right solution for me. Fontane Bianche, a short distance from the sea, a house on two levels already structured as I want with a beautiful piece of garden. On the first floor a beautiful three-bedroom apartment with a terrace, and on the ground floor a solution that allows maximum flexibility, or a nice three-room or two units with their own independent entrance. The conditions are good, the current owners have already done a lot of work, floors, doors, systems are already in place, there is even air conditioning! A few small tweaks and everything is ready. During the summer season I will occupy a small part of the house and the rest will become a B&B. Here the demand is very high and I am sure that the revenues will be interesting. While out of season I will have all the spaces at my disposal including the large garage. In the beautiful garden there is a beautiful swimming pool, while a corner will be used for aroma therapy and the cultivation of medicinal plants. The gazebo will be the meeting point for those who want to enjoy breakfasts and grilled meat, fish or vegetables or convivial moments while the roof terrace will be my private place to enjoy the view of the sea. I didn't believe that to have the life I've always dreamed of, it was enough to have the courage to say... change. And you, what are you waiting for?
Today, before visiting the interesting terraced house that we are going to propose, we will visit one of the most interesting historical centers of Trentino, that of Ala a village of ancient Roman origins, located in the southern part of Vallagarina. The urban structure of this village is typically medieval, which consists of a high part where you can admire the majestic palaces enriched by wall frescoes, stone portals and flirtatious wrought iron balconies. Walking through its streets you can breathe the air of the time when this town was under Venetian rule. In that period it managed to establish itself as an important center for the textile production of silk velvets, hence its name "City of Velvet". North of Ala, towards Rovereto and precisely in the locality of Santa Cecilia, immersed in the green countryside cultivated mainly with vines, stands the beautiful host . After crossing the gate of the property we find a large paved terrace overlooking the large windows of the kitchen. From here, in addition to the apartment, you can access via a covered staircase downstairs or along a covered corridor to the garden behind. But let's start with order by entering and immediately visiting the large and modern kitchen made mostly of low cabinets to work admiring the mountain panorama. Crossing a corridor at the ends of which there are a functional storage room and a bathroom with window and attached boiler room, We go down a couple of steps and we access the large living room all paved in light wood and illuminated by large windows overlooking the beautiful garden overlooking the countryside below. We go up to the first floor or the staircase or use the internal elevator with which we can also go down to the lower floor. Above we find as before the master bedroom with comfortable walk-in closet and overlooking the large balcony that runs along three sides of the floor. Then two high rooms, both with direct access to the terrace and to complete the floor the large bathroom with shower and bathtub. As anticipated this beautiful solution also enjoys a large double loft garage to fully exploit the space, the cellar, the laundry room and a large stube/ tavern heated by a pellet stove that will be the perfect theater for dinners with friends and parties of your children. The house built in 2010 with good finishes is in excellent condition and ready to live.Book your visit but be prepared because it will be...love at first sight.
Today we are ready for a Vespa outing, the sun has already shown itself in all its splendour since early morning, contrasting with the turquoise sky. Riding along the western Gardesana today is more beautiful than ever, to the left the ancient walls bordering Lake Garda and to the right all the shades of green of the vegetation. I love not going too fast on my motorbike and with my helmet back with goggles because I am also lucky enough to smell the scents which, combined with the landscape, make for a 360° experience. Our tour starts from Monte Gu, as they call it here, we are over 1550 m on Monte Pizzocolo where we can admire the Adamello group, Monte Rosa, the Apennines, Monte Baldo and the ValVestino dam. We stop at the "due aceri" bivouac, where there is a small church dedicated to the fallen of all wars, because from the top we truly have a wonderful view of the enchanted place in which the property we are about to see is set. Back on our bikes, we finally head for Toscolano Maderno which, as I have told you, is located on the western shore of Lake Garda, in the province of Brescia. This small town has ancient roots, even dating back to Roman times, and is known for its natural beauty, with its breathtaking views of the lake and surrounding hills, but also for its rich history and culture. In the past it was also an important centre of paper production in the afternoon walk to the Valle delle Cartiere we will see an interesting paper museum. The two-room apartment set in a modern residential centre overlooks on one side the ancient port of Toscolano, which between the 15th and 18th centuries was a centre for sorting paper and iron, from where boats arrived and departed for Venice, and on the other the practical swimming pool set in the beautiful condominium park, which allows us to enjoy our holidays with all the comforts. We reach the flat, which is on the third floor, by an external staircase overlooking the central park, and from here we access the living area with two views, one of which overlooks the small terrace overlooking the lake and the other the terrace from which we entered. The sleeping area is independent and bordered by a door beyond which is the bathroom with shower and to the right the master bedroom which overlooks the terrace with pool view and to the left the single bedroom which overlooks the small balcony with lake view. The staircase from the living room leads to a splendid private terrace on the fourth and top floor, structured in such a way as to guarantee total privacy and a special place to spend evenings alone or in company. You thought the surprises were over? Wrong, the flat is completed by a garage and a practical cellar. How? OK let's get the bike and go and see it...you will be as enraptured as I am.
What's better than starting the summer by visiting what could become your seaside villa? The location is certainly one of the first things to evaluate and the choice here couldn't be more appropriate. We are in Agropoli, a fantastic place to explore due to its strategic position, perched on a promontory overlooking the Gulf of Salerno. The town began to develop beyond the walls only during the nineteenth century, thus maintaining its ancient center and much of the walls. It is a highly sought-after tourist location not only for its historical heritage but also for its position as it is located within the Cilento, Vallo di Diano and Alburni National Park. But it will be the shade of blue of this crystalline sea and its golden sandy beaches that will make you understand that you have finally arrived home. But today we came to discover a charming terraced villa characterized by a truly breathtaking sea view. Perfect for those looking for a modern residence with well-defined spaces and high-quality finishes. After passing the garden, where we also find the well, we are welcomed by a porch ideal for outdoor lunches and dinners, perfect for enjoying the sea breeze. From here you have direct access to the living area, a large open space with open kitchen, living room and relaxation area designed to combine comfort and functionality. The apartment is all on one floor and we therefore find the beautiful room, with en-suit bathroom, embellished with gray Venetian stucco and bathroom fixtures with modern lines including a comfortable bathtub. The room with its large spaces has direct access to the garden from which it enjoys the wonderful panorama overlooking the archaeological area of Paestum and a glimpse of the island of Capri, a unique scenario, from the setting of the sun on the island to the autumn nights when a moon redhead hides in the sea. Next door we find the second room, also of excellent size and both embellished with a walk-in closet. The second bathroom, always furnished in a modern style, has a large and functional shower. The villa has a second porch at the back and a terrace that occupies the entire upper space from where you can admire the Temple of Hera, reachable by a modern iron staircase where the photovoltaic panels are housed. The latest generation house has underfloor heating, air conditioning, electric Venetian blinds inserted into the glass, burglar alarm, solar panels and a 10 kW photovoltaic system with two 30 kW storage batteries which contribute to energy efficiency and environmental sustainability giving total autonomy to the villa. There is also a large and comfortable garage equipped with a walbox for charging your electric vehicles, offering a practical and ecological solution for sustainable mobility. But now let's enjoy this splendid Cilento sunset while enjoying some moktails on the patio accompanied by sliced savory strufoli, cheeses and the inevitable buffalo mozzarella. Now that's life!
Tired of the frenzy of the city, the skyscrapers and the omnipresent grey? It's time to start dreaming, because the opportunity to turn your dreams into reality is closer than you think, and it's time to consider the life you've always imagined. There is a special place in Tuscany that awaits just you and your family and this place has a name Castagneto Carducci. Imagine waking up to the smell of freshly baked bread, flooding the porch in the morning, while your husband flips through the newspaper and sips his first coffee of the day. In this country home, there are no out-of-service elevators or endless stairs to negotiate, just the beauty of a ground-floor setting awaiting you. There's a spacious kitchen where you can gather the family during the holidays, welcome friends on beautiful spring days, and experiment with recipes collected over the years that you never had time to try. The living room overlooking the porch is a welcoming place, with photos of children and grandchildren on the fireplace, the smell of tea and a good book. Two bedrooms, nothing else, to avoid long days of cleaning and enjoy the space surrounded by the fascinating Tuscan tuff walls. But there is more: an adjoining farmhouse with a living area, two bedrooms, a bathroom and a veranda. You could use it to host children and friends without having to change your habits, or rent it for extra income. The greenery around you is your personal garden. Here your husband will be able to cultivate his vegetable garden and you will be able to dedicate yourself to plants and flowers in every season. Forget about time-consuming balcony treatments in the city to hide the concrete and escape annoying neighbors. Every time you enter the gate of this property, you will be greeted by a driveway lined with cypress trees, plants and a nest surrounded by olive trees, vines and the sea just a few minutes away and if you want to build it, the swimming pool would also be perfect. Water would not be a problem, these two characteristic wells are not just for aesthetic use. This dream can come true, even if at the moment you are still in the gray city running from one building to another soon it could be your turn to live this unique experience. Experience the charm of the Tuscan countryside and let yourself be lulled by the authentic flavours, immersed in the nature of Castagneto Carducci. Your new life is about to begin.
Dip in the pool? Joy, beauty, relaxation: this splendid villa, even if the temptation to call it a mansion is strong, dominates with so much elegance over what this market typically has to offer, that you would want to say "enough chatter, come and see it!"With an original character, its strengths make it a one-of-a-kind opportunity: whether it be the architecture, the essence of the spaces, the reflections of the sun on the colors of the house, there is an almost palpable air of well-being. The internal spaces divided over three floors plus the basement are extremely large, approximately 650 m2 and bright, offering comfortable and welcoming environments for the whole family but also for any guests if we decide to share this wonder also through platforms such as AirBnB.The open panoramic view of the city of Campobasso, the surrounding villages and the Matese mountains offers moments of absolute relaxation and tranquility. Beauty and elegance, all combined with the very high quality of the materials used in the construction, which guarantee durability and prestige to the property, constitutes the ideal investment for those who care about their quality of life. Located in a residential area, immersed in a private park of over 1 hectare, the villa is located in the small municipality of Oratino but close to the city of Campobasso, therefore offering convenience and accessibility to urban services. We are talking about the perfect combination of city and countryside, but without the stress of the city and without the fear of being isolated. The living area which occupies the entire ground floor, is made up of two large rooms, located on opposite sides of the house, the large living room on one side and the country style kitchen with dining area and relaxation corner on the other, while centrally we find the elegant stairwell, study, bathroom and laundry room. The first floor houses the sleeping area, 5 bedrooms and 4 bathrooms. Among all, the double room worthy of a 5-star hotel stands out with a walk-in closet, master bathroom and private terrace with 360-degree views. Let's now go up to the attic, here too the spaces are wasted, a bathroom, a large closet and two large rooms which currently house the gym and the relaxation area, but which can be transformed into bedrooms if desired. The large basement is ideal for creating a relaxation area or even a small wellness centre, adding value and versatility to the property but if you have a passion for cars you can park several in over 100m2 of garage. Clearly, this residence can also easily be adapted in its entirety to function as a Bed & Breakfast, offering an interesting and profitable investment opportunity. Two words also for the outside, the large porch, the swimming pool and the splendid park designed by a landscape architect will offer moments of leisure and entertainment for friends, guests and the whole family. In summary, this property represents an unmissable opportunity for those seeking comfort, quality and versatility in a residential location close to city services.
Perugia, heir city of the Etruscans, famous for architecture, art and chocolate. And it is with the same delicacy as a Perugina Kiss that we hope to be skillful in presenting the property in this announcement. Such a scenario: our vintage Fiat 500 setting off from the centre of Perugia, descending and ascending along the sinuous lines of the hills surrounding the city. Here, among cypress and oak trees, we wind our way, perfectly paved, to the various villas, which tell us the story of a residential area, peaceful and far from any stress. We notice a few hotels and realise that here, indeed, the receptive vocation is powerful, also because - as mentioned earlier - here the privacy of the super-elevated greenery is mixed with excellent mobility, making an ideal lifestyle possible for those in search of their own space, amidst gardens, olive groves and, yet without having to give up city life. Perugia, a university city, flaunts its Via Viola, famous for its clubs and exclusive shops, and where the Cathedral of San Lorenzo stands out, almost as if to observe above all the beautiful houses, narrow streets and alleys that host an infinity of exciting and suggestive activities. It is in this milieu that the stupendous detached villa is set, embraced by its own garden of about half a hectare and which in turn contains a large swimming pool of almost one hundred square metres and reaching a depth of almost three metres. It is in this milieu that the beautiful detached villa is set, embraced by its own garden of about half a hectare, which in turn contains a large swimming pool of almost one hundred square metres and reaching a depth of almost three metres. Being a very well thought-out building, nothing is lacking in either space or accessories. Developed on three levels, it currently consists of three separate and independent residential units, with the possibility of obtaining a fourth by dividing up the ground floor. On the first floor we find two flats, a large one-room apartment with a terrace and a two-room apartment, while on the ground floor, in over 200 square metres of floor space, we find the master flat with four rooms, four bathrooms, a large living room and two kitchens, one overlooking the terrace and the other the veranda. Internal stairs lead us to the basement, where we can also "lose ourselves" in 80 square metres of tavern, two bathrooms and various accessory rooms in addition to the garage. A great deal of attention has been paid to energy consumption in the recent work carried out, starting with excellent insulation/insulation of the walls, continuing with new PVC windows and doors, solar panels for the production of domestic hot water, an underfloor heating system with heat pump, and finally two photovoltaic systems for a total of 12 kW with storage batteries, all of which ensure that the villa, built in the late 1990s, reaches energy class A2. The olive trees as well as the garden, where the generously sized (14x6) swimming pool is housed in a panoramic position, are irrigated thanks to the water stored in the rainwater collection tanks. For the record, these are not just any olive trees, but Perugian olive trees DOC and therefore included, according to the Gambero Rosso 2021 Guida Oli d'Italia, in the list of Italy's best oil producing trees. I don't know about you, but I would die of an overdose of bruschetta! We don't know your dreams, ideas or needs, but if your destination is Perugia and you want quiet spaces, privacy or to dabble in hospitality, this is the home for you.
"Sweet my words in the evening you are like the burning rain tepid and fugitive, spring's tearful farewell, on the mulberries and on the elms and on the vines and on the pines with new rosy fingers who play with the lost aura, and on the wheat that is not yet blond and it's not green and on the hay that already suffered the sickle and transcolor, and on the olive trees, on the olive brothers that make the slopes pale with sanctity and smiling" Gabriele D'Annunzio In this spring that doesn't take off, we walk slowly on the Santa Margherita farm. The warm sun in the sky, the clouds that embrace the nearby hills and the bright green of the grass observe my dreamy gait. In this which was one of the residences of the Habsburg-Lorraine you can feel the peace that reigned during summer stays in Tuscany. Behind us are the stables, the rhythm of the entrance arches recalls the pawing of intrepid stallions ready to leave for the hunt or a trip to nearby Florence. Upon returning from trips we stopped in front of the main entrance where the servants rushed to welcome the cheerful and noisy companies returning from their outings, and while rich hot or cold dishes arrived from the tireless kitchens to satiate their appetites, on the upper floors the rooms welcomed the tired limbs. The pigeon house remains a reminder of the ancient habit of cooking succulent birds, but I prefer to think of a solitary descendant dedicated to romantic correspondence through this obsolete means. During the walk around the farm I discover its ancient history, made up of nobility, tales and legends, it is said that more than one descendant of the noble house has stayed within these walls and like us has admired from the first floor windows the slow rhythm of the alternation of Florentine hills. Now it's your turn to write a new chapter, bring laughter, sounds and scents back to life within these walls. Remodel the three floors of this noble building to once again host people who have come from all over. Revive the stables of new projects. Cultivate new or ancient species in the over 3 and a half hectares of ancient vineyard. The Santa Margherita farm is dozing waiting to return to its former glory.
In the heart of the Po Valley, halfway between Cremona and Mantua, Solarolo Rainerio is a town in the province of Cremona that has been able to maintain the typical setting of the rural villages of the area without being overwhelmed by the urban explosion of neighboring realities. Immersed in the countryside, over time has seen the surrounding area enriched with sites with a strong industrial-artisan concentration, for example that of San Giovanni in Croce, which has seen the development of the remarkable production facilities of a well-known company of machinery for gardening, but which has nevertheless managed to maintain a human-scale urban planning and where the centre of spatial distribution still remains the man-earth relationship. It is reachable in half an hour from Parma via the SP343R, in forty-five minutes from Cremona via the SP85 and in forty minutes from Mantua via the SP420, while Bergamo Orio al Serio International Airport is less than one hundred km., Being at the same time secluded but well connected with the main production centres of the area offering an oasis of silence and rhythms of the past to those who want to get away from the hustle and bustle of work. In this context is inserted a residence with unique characteristics, which is distinguished by the excellent combination of modern design and references to the past, where the boldness of some architectural choices can be perfectly combined with the references to farmhouses that in the past were the prevailing residential form of the area (see the facade of the living area with large full-height windows interspersed with pillars, which reflect the rationalistic lines of agricultural buildings of the past) reinterpreting them in a modern way. The careful choice of the materials of footsteps by the pool, the walkways, the wise chromatically contrasting with the white of the white of the accessory structures, create together with the careful aesthetic study obtained with the inclusion of LED lights in the essential points of the structure and the pool, a therapeutic effect for the eye and mind. The property consists of two separate buildings joined by a glass structure for a total of over 350sqm. of covered area, spread over an area of about 2800 square meters. A sliding gate next to a pedestrian leads us inside the driveway area in beaten smooth concrete, adjacent to the primary entrance and the pool. From here we reach a space under a porch of about 35sqm. which lends itself to double covered parking space on the north-west side of the building, in which there is also the body of the factory that houses a triple garage of over 56sqm. and service facilities, accessible via double overhead door remote control. Also from the west side, through a pedestrian driveway with spotlights marks step we reach the primary entrance, passing an artistic garden with metal sculptures under a metal beam porch, ideal modern reinterpretation of the arcades of farmhouses once. The primary entrance consists of a passageway, totally glazed at full height, from which we can access the separate structure that houses the living area, or the storage area-central thermal services, or even to the annex area consisting of a large double bedroom with exclusive service from which it is easy to reach the garden and the pool adjacent to the laundry. In the atrium, the stairwell leading to the upper floor, a real load-bearing sculpture that does not hide the artistic inspiration of the designer who wanted it not only as a functional object but also as a decorative motif, houses a sitting room and leads to the living area of the villa through a glass passage and a full-height sliding door that incorporates the stylistic motifs already present in other areas of the house and due to the intervention of an artist who lent herself to interior decorator. The living area is a parallelepiped open on the southern front, and houses the living room of over 56sqm and the kitchen of over 28sqm. which overlook the swimming pool (surface of 50 square meters, LED-lit, with solarium area) and the garden, making everything seamless both visually and in terms of usability, creating a surprising effect of brightness. Inside, the upper floor is reached by a futuristic staircase with suspended steps. To the west is occupied by a master room of 30sqm. with a hydromassage area of another 14sqm. under construction, a master bathroom and a walk-in closet of over 7sqm. All rooms enjoy an incomparable view of the surrounding greenery and a hanging garden above the veranda. The east side opens another room of almost 18sqm. equipped with its own service of about 9sqm. It should be noted that, the arrival of the intention to sell the property suggested to the owner not to complete the finishes of the entire upper floor, to leave more possibility of customization to the new buyer. To conclude, everywhere in this magnificent villa is perceptible the desire of the owner to combine a quality construction of the first order with a desire to reinterpret in a modern key of the local architectural tradition, in a summary that could not leave indifferent.
Our autumn Saturday begins with a walk among autumn colors in Bassano del Grappa, a pretty medieval town located in the Vicenza area. This is the month of foliage and the mild climate encourages you to visit. The symbolic monument of the city is the Ponte Vecchio, built according to Palladio's design. And it is precisely on the banks of the Brenta that the splendid residence that we are going to visit stands. The renovation of this attic, which took place thanks to the delicacy of an Italian architect who lives and works in New York, has made it possible to create a perfect balance between tradition and modernity, the study of refined and functional environments characterized by a refined and extremely welcoming atmosphere has brought to the choice of interior finishes of the highest level. The living room, which enjoys a splendid view of the river and the Ponte Vecchio, is characterized by a linear fireplace and a contemporary style that will pleasantly welcome your paintings and works of art, creating the right balance between the functionality of living and presence constant of the "beauty" that this apartment deserves. One desire of the owners was not to distort the original structure, to maintain that "bourgeois" style air in a fluid promenade. Thus, a kitchen was created in light marble and wood, a first bedroom separated from the rest of the house and then made autonomous also for services. The prevalence of white is everywhere, even in the marble floor that covers the entire living area and joins the parquet in the sleeping area. The current furnishings consist of Venetian art furniture combined with custom-made furniture with clean white or wooden lines that recall the splendid roof with exposed beams. In the intervention in the sleeping area, the original partitions were respected, creating walk-in closets and en suite bathrooms. It is now located in the most intimate and private portion of the apartment and is separated from the living area by the entrance which overlooks a third bedroom. used as a study, the lift with direct access to the apartment and the stairs. The master bedroom is large and comfortable with two large windows overlooking the garden, and is in direct communication with a walk-in closet and a carefully designed and well-equipped bathroom, which benefits from a large window that provides natural light and air. Upon delivery of the keys, this splendid penthouse will be given to you with most of the furnishings, it will be up to you to personalize it and bring your personal effects, park your cars in the two double garages, stock the cellar with wine and enjoy a life among the works of he art that Bassano offers, walking in the historic center means diving into authors such as Palladio, Canova, Jacopo Da Ponte, Marinali and Dall'Acqua.
On this splendid spring day, accompanied by the singing of birds, our visit to the Pantanella farm allows us to live for a while in a bucolic context similar to those described by Jane Austin. We are located in the Maremma natural park, a few km from the sea and one of the most beautiful and intact coasts of the Maremma coast and at the foot of the Uccellina mountains covered in thick Mediterranean scrub where nature rules over man. And so while our gaze is lost in the hectares of land in the soft countryside we are about to visit the manor house, an aristocratic country residence on two levels with warehouses and storage rooms on the ground floor and the first or floor dedicated to the home. In the courtyard, in addition to the main building, we find 3 other buildings once used for agricultural and livestock farming, warehouses, chicken coops, pigsties, stables and barns which take us back in time and make us relive the past. The property includes approximately 31 hectares of which part is occupied by a vineyard for approximately 17,000 meters and 100 olive trees while the rest is currently used as arable land and by a forest of over 4 hectares separated from the property where the farmers once lived they supplied wood. The property would be well suited to becoming an accommodation facility in which to combine the production of oil, aromatic herbs and other agricultural products with special experiences in nature in one of the rural buildings or in other eco-sustainable solutions to be included in this area of particular beauty. Not to be underestimated is the presence of high salinity thermal waters underground which could extend the offer of a possible accommodation facility. Close your eyes and imagine yourself already here, you have decided to move to your new life and you have enriched the structure with antique wooden furniture, precious white porcelain objects, cushions and curtains in finely embroidered antique white cotton. Everything speaks of your love for this place from the lavender pots that you placed in ancient wineskins, to the iron lamps found in a second-hand shop and even the white bicycle with the large wicker basket with which you take long walks along the tree-lined avenues. In the morning after a restful sleep you wake up in your wrought iron bed which was once a gate and after having pulled back some ancient embroidered linen curtains you enjoy the panorama of the Maremma Natural Park, with the Uccellina mountains as a backdrop. Agritourism, charming B&B, educational farm, riding school or simply your country residence, there are countless possibilities for developing this property set in a context where the calm rhythm of the countryside dominates and not far from the sea, from the splendid art cities of the Tuscany and its naturalistic wonders.
It is in the morning that the spring sun peeps into our white living room, gently kissing the diagonal wall and creating a triangle of golden light. Riva del Garda is an enchanted place, a place of the senses, where chic blends with the antique, where mountains brush against the lake and dreams embrace reality. Here, those with a palate for style will find their oasis, between Trentino's Valle dei Laghi, Lombardy and the Veronese region, where the lake dances with the Alps and the snow caresses the olive trees. And it is precisely in this setting that an ineffable call emerges for a dwelling that becomes a sanctuary of the soul, a refuge where authenticity reigns supreme: the interiors of this flat, capable of whetting the appetite of the most refined senses, are a brilliant blend of Parisian style and contemporary aesthetics, enriched by French finishes that verge on the work of art. But talking about the constitution of the property, the dwelling offers four distinct spaces, three of which embrace the quietness of the bedrooms, while one opens up to the fervour of daily life, welcoming the living area to which, to enrich the comfort, are added two bathrooms that offer intimacy and practicality. However, the real jewel is the terrace, overlooking the small harbour and the fortress, an authentic treasure chest of beauty and serenity, which lends an inestimable value to this penthouse in the heart of the old village, amidst charming Habsburg palaces and medieval battlements. In an urban context where open spaces are rare, this precious extension offers a haven of rare beauty and peace to be enjoyed both during the day and at night in a romantic candlelit dinner. The finishes, as expected, are of a high standard, wooden floors dominate in all the rooms while the custom-designed furnishings fit perfectly into the various spaces. Also not to be missed are the parking space located in the basement and a generous wine cellar that thoughtfully houses the skis for the winter and the mountain bikes, ready to explore the majesty of the Valle dei Laghi and Alto Garda. Whether our main residence, a holiday retreat or an investment, this property presents itself as a golden opportunity in terms of economic return. With its three bedrooms in the heart of the town and an outdoor space, the prospects are promising. Should our desires change, it reassures us to know that we have invested in something of value, easily resaleable or leasable, in keeping with our heritage and financial goals. In a natural and historical paradise, this wonderful flat will become your living retreat with a unique view of Lake Garda.
It is well known by now how much I love to travel and, above all, to observe. Work visits always turn out to be extraordinary opportunities to learn and experience fantastic moments. Today's stroll took me within the walls of Murlo, a small and pristine medieval village nestled in the heart of a wild and unspoiled territory. It captivates because it is far from mass tourism and evokes life from another era. However, what surprises most is the surrounding territory and, in particular, its inhabitants, who bear an extraordinary resemblance to Etruscan paintings. It's not just my observation; I discovered that it has recently been proven that the local population carries Etruscan DNA. This is because it was a fiefdom of the Bishops of Siena and remained isolated for centuries. All of this holds enormous charm for me, but the most incredible experience came during the visit to the property. A fantastic sensation enveloped me, as if my brain were an independent organ sketching out projects at a rapid pace, crumpling and throwing them aside, engrossed in another fantastic idea. I almost seemed to see all those balls of paper scattered disorderly on the terracotta floor. And my heart danced to the waltz of euphoria unleashed by adrenaline. Upon entering the atrium of the first palace, I immediately realized that the term B&B was an understatement, as the structure lends itself to various solutions. Visiting the first two floors already set up to accommodate guests in its 7 rooms with attached bathrooms sparked in me a desire to preserve all the beauty that already exists and perhaps enhance it with some modern furnishings here and there, highlighting the enchanting ancient terracotta floors and tiles, but toning down the colors and favoring white. Once downstairs, the alcoves won me over. Here, one can truly decide to do something in addition to the upper floors and thus dedicate oneself to breakfasts, lunches, events, but I believe that's limiting it; it's primarily a place to share. The niches suggest tastings, possibly of excellent Tuscan wines and olive oil, but one could also focus on products made perhaps with a personal brand, creating a small production. Considering the splendid and enormous fully equipped kitchen, one could think of exclusive pastry-making to delight the guests' palates. But I wouldn't rule out dedicating oneself to catering in the wonderful vaulted halls, with typical Tuscan cuisine products, organizing events, aperitifs, themed dinners both indoors and outdoors, in the splendid garden and by the poolside. Did I tell you that strolling within these walls has inspired me with lots of ideas and images of what could be done? Now, you too can take a walk, breathe this pure air, lose yourself in the idyllic landscape, and think that you could have not only a business but a whole new life for yourself and your family. But when you need your privacy and tranquility, you can always retreat to the annex where a beautiful three-bedroom apartment awaits you. Will you be able to enjoy your spaces and have everything under control? Are you still thinking about it?
