This apartment is in a building with 5 other rental apartments and businesses below. It faces onto the back alley, making it quieter than other suites (no balcony). As this building is small, the tenants are all mindful and respectful of noise. It is a quiet building. The neighbourhood is quite trendy with popular shops on the main floor of the building as well as across the street (Kind Ice Cream, Campio, national award winning Little Duchess Bakery, Doughnut Party, Transcend Coffee, convenience store, cannabis dispensary and liquor store, pharmacy, Blue Chair cafe which sometimes features Folk Fest headliners, Keto bakery and walk/bike trails of Millcreek ravine is 1.5 blocks away). There is no assigned parking, but my tenant assures me he and his partner have had no problem finding overnight parking right behind the building or daytime parking in the lot across the alley (about 10 meters from the building, you can easily remote start your car from the window). There is a bus stop right next to the building taking you downtown or to whyte ave with one transfer to get to U of A. There is communal laundry in the hallway. There is a (newish, 5yo) dishwasher in the apartment and a very large storage room which has been used by past tenants as a home office. In the last two years the bedroom carpet was replaced, the walls repainted and a new shower head installed. As there are only a few suites, the neighbours are quite friendly. The condo board members work and live in this building and are committed to a safe, well maintained space. Tenants who violate basic neighbourly rules outlined in the building's Tenant Code will be served an immediate eviction notice. This apartment and community is dear to me. My 2nd last tenants stayed 10 years and I live close by. I originally bought this for a friend and her toddler son. It was not ideal for family living. I often slept there to look after him and it was not a good set up to have young kids and keep your sanity. Sorry, no dogs. $150 non-refundable pet deposit required for a single cat who is subject to approval by the board. I attached pictures from various tenants showing a fully furnished suite and pictures from a sparsely furnished time so you get a better sense of the space. It will be unfurnished. Proof of full time, stable employment is required. I look forward to another positive landlord experience with you as my tenant!
