A grocery and shopping centre is approximately a 3-minute drive, while the Tuscany CTrain station is only a 6-minute walk away, making this an especially convenient location if you do not have a vehicle.The Type of Home We OfferWe want to be transparent about our policies from the beginning so that everyone moving into the home knows what to expect.All tenants in the home work outside the residence. We are therefore looking for tenants who appreciate living with other responsible working adults and who are comfortable following a few straightforward house rules.Quiet hours are 11:00 p.m. to 8:00 a.m. daily. You are certainly welcome to come home after 11:00 p.m; we simply ask that you enter quietly and be considerate of tenants who may already be sleeping or need to get up early the following morning.There are strictly no parties or large gatherings at the home. Tenants may have a parent, friend or relative visit until 9:00 p.m. Overnight guests are not permitted.We expect all tenants to clean up after themselves promptly when using shared spaces, particularly the kitchen and common areas. This includes washing and putting away dishes after use and leaving counters and shared areas ready for the next person. Non-smokers are preferred, and cannabis smoking is not permitted anywhere on the property.Early Departure & Refund Policy:A 4 month lease is required with a security deposit equal to half months rent or $525. Short-term rental payments are based on the full agreed-upon rental term and are non-refundable in the event of an early departure. If you choose to move out before the end of your agreed rental period, any rent paid for the remaining portion of the term will not be refunded.Who May Apply:For local Calgary applicants, you must be employed full-time outside the home and be able to provide proof of employment, a work reference and one character reference.The individual who will be residing at the property must be responsible for their own rental payments. We do not accept arrangements where local parents or relatives pay rent on behalf of an adult child or other family member; with the exception of Canadian or International students.We also welcome international applicants who are in Canada on a valid work / working-holiday visa, as well as international students with a valid student visa who are attending an accredited post-secondary institution. Proof of income, student loans or savings will be required.Couples are welcome to apply and share a room, provided both partners are working. The rate shown is for single occupancy only.
