Hi. My partially furnished basement suite- you provide Your Own Bed- has become available.Located in Sage Hill, NW, you are 3 min from both Shaganappi and Stoney Trails. (Costco, Wine and Beyond, Walmart, Starbucks, Canadian Tire, are just a few of the many amenities near by.) The bus stop is 3 min away as well. Our neighborhood is full of Walking/Running/Biking paths and a Park is directly across the street.The living space of the suite boasts 8 foot ceilings, natural sunlight and includes window coverings, as well as an abundance of built-in lighting. There is a 42 inch flat screen TV and plenty of room to lounge.The kitchenette has a full size fridge, microwave, induction cook surface, convection toaster oven, grill, Keurig, kettle, pots, cooking utensils, and dishes.The bedroom is furnished with a nightstand and lamp, large mirror, closet organizer, and queen bed frame.The bath includes both tub and shower, great lighting, and has been designed with tasteful fixtures and high-end tile.There is a 5x8 private Storage room for you as well.Entrance to the suite is not separate, however, you would not have to walk through the owners space to access the suite. Front entrance has an electronic coded lock. Ample street parking is available for you, however you can park in the driveway when it's cold- so you can plug in on those winter nights!All utilities are included in the $1125/month rent - Heat, Electric, Water, Garbage, cable (including HB0, Crave, Prime Video, Netflix and TSN) and WiFi. Damage Deposit is $600. ** please note that monthly rent is based upon single occupancy and will increase $75 per month based upon a couple leasing the suite.As I am a working professional, I am looking for a responsible, quiet tenant, who works full time outside of the home. I'm sorry but smoking in the suite or on property is not allowed. There is however, a park with benches directly across the street. A small cat or dog is negotiable, as this is a dog loving home. (There is no pet fee but the tennant's pet responsibilities will be written into the lease.)Please note, references and proof of employment must be provided before any walk-through of the suite.Pictures are of the suite furnished.
