IMPORTANT INFORMATION: The documents requested must indicate the real and valid reasons for staying in Italy (study, work or other medical reasons). Requested documents: 1-Passport or identity card for European citizens. 2- Tourist visa in possession, can be delivered too upon arrival together with an entry stamp to the country. 3- Legal address of residence in the country of origin. 4- Tax Italian Code (codice fiscale); don't worry, you can ask it after arrival to the Italian Revenue Agency and send it to us immediately. The tax code is mandatory for contract registration. 5- Registration accepted by the school, employment contracts, business trips, courses, internships, treatments, medical visits or hospitalizations, other things to be evaluated. *Cleaning services: The apartment will be delivered completely clean, without damage and functioning, at the time of check out it must be delivered exactly the same, otherwise sums starting from 250 euro will be retained from the security deposit. Extra intermediate cleanings are availables on request, cost to be budgeted. CHECK-IN PROCEDURE: The delivery of the keys will take place directly at the apartment, previously organized with our employees, the delivery will take place only between 15:00 and 19:00 from Monday to Saturday. *Check-in and check-out are not accepted regardless of Sundays , national or local public holidays, so, if you book on one of these days, know that de check in in will be postponed to the first working available date. DEPOSIT: - 1 monthly rent for stays from 1 to 3 months. - 2 monthly rents for stays of 4 months or longer. The security deposit is required as a guarantee of the property and can never be considered as payment of the monthly rent or for any other type of payment, it must be paid in full no later than the day of check-in together with administrative management costs and flat rate required for utilities / condominiums. CANCELLATION AND WITHDRAWAL POLICY: -For reservations canceled more than 60 days before check-in, the tenant will receive the full first month's rent in advance. -For reservations canceled between 31 and 60 days prior to check-in, the property receives 50% of the first month's advance rent from the tenant. -For reservations canceled less than 30 days prior to check-in, the property receives 100% of the first month's advance rent from the tenant. -For reservations canceled on the same day of the check-in date up to 48 hours after check-in, the property receives 100% of the first month's advance rent from the tenant and any refund of the security deposit will be at the owner's discretion. *Once the lease period has begun, it is possible to withdraw from the lease with 90 days notice without incurring penalties; otherwise, the entire security deposit will be withheld. If the lease is terminated before the natural expiry date as per booking, even with regular notice, the customer must compensate the property, where present, for the commissions paid to the website on the entire rent. Upon check-out, if no damage is found to the apartment and all costs due have been paid, the security deposit will be returned after check out once the latest invoices for actual consumption have been received to proceed with the adjustments.
