Large hotel project with a building permit in the Menorca archipelago, with an area of 24,845m2. Privileged island of the Balearic group, with exclusive beaches and natural beauty, considered one of the most beautiful islands in Europe. This large project is based on a large golf course (the only one on the entire island) and a hotel plot with an area of 14,000m2 for the construction of a 5-star hotel with a minimum of 180 rooms. The planning of this project is prepared by a leading firm of Pritzker Prize-winning architects. Hotel Establishments will be regulated according to the following criteria, regulated in the Plan Insular Territory of Menorca: . Acceptable accommodation establishment categories: exclusively 4 and 5 stars in hotel establishments. . Requirement of the prior tourist license granted by the Insular Council. . Failure to exceed the number of 450 beds per hotel establishment. . Compliance with a tourist ratio of a minimum of 60 m2 per square for the first 150 places, of a minimum of 75 m2 per space for the following 150 spaces, and from 100 m2 onwards until reaching a Maximum of 450 beds per hotel establishment.   . Net buildable on a 0.6 m2 / m2 plot. . Maximum height of three floors (PB + 2)   Provision of complementary equipment: a) Construction of an outdoor pool / s, establishing as minimum parameters a sheet of water of 1.2 square meters per square (computing only the first 225 places) and a minimum surface of 70 square meters. b) Provision of a heated pool of at least 30 square meters of surface. c) Endowment with sports courts with minimum parameters of 3 square meters for each square. d) Provision of parking with a minimum of 1 space for every ten accommodation spaces (Decree 60/1989). e) Construction of platforms located within the enclosure of the plot or plot, suitable to solve the arrival and reception of, at least, two coaches and two simultaneous passenger cars, and the internal traffic and its connection with the public road network. f) Provision of premises for the deposit of containers for the selective collection of waste. g) Arrangement of landscaped areas for the enjoyment of visitors to the 8-meter tourist accommodation per accommodation space, which can be compatible with sports use without building. h) Provision of a meeting and convention room with a minimum surface area of 150 square meters, when in the case of hotel establishments with accommodation capacity greater than 150 beds and, in the case of hotel establishments with accommodation capacity not exceeding 150 beds, with meeting rooms and minimum surface conventions at a rate of 1.2 square meters per square. i) Installation of telecommunications services and internet connection.   Compliance with the following environmental parameters: a) Carrying out gardening using native plants. b) Implementation of gray water recirculation systems. c) Collection and storage of rainwater to be used for gardening irrigation. d) Implementation of water saving systems. e) Implementation of low consumption irrigation systems. f) Implementation of solar thermal energy for sanitary hot water. g) Selective collection of waste in 5 fractions glass, paper / cardboard, light packaging, organic matter and remains. h) Collection of hazardous waste by authorized managers. i) Implementation of waste minimization measures.   For more information, please contact us.
