Aunque todavía estés en la fase de investigación y nunca hayas visitado Valencia, sin duda conocerás el barrio de Russafa. Una de las zonas más solicitadas de toda Valencia, personas de todas las edades, formas y tamaños han echado raíces en este, el barrio más moderno de la ciudad.. . Pero apuesto a que muy pocos han tenido la oportunidad de echar raíces con el estilo que usted podría tener en este apartamento de primer nivel en el corazón absoluto de la parroquia. Con unos asombrosos 190 m2 para llenar con tus baratijas y para destrozar tu Roomba, el amor y el detalle que se pusieron en hacer de este apartamento lo que es se hacen evidentes tan pronto como pones un pie dentro. Pisos de roble macizo en todas partes, una hermosa y luminosa sala de estar en la parte delantera con un par de balcones, pero realmente creo que pasarías la mayor parte del tiempo en la paz y tranquilidad de la parte trasera, donde tienes otra sala de estar/comedor adyacente al cocina y un balcón lo suficientemente grande como para sentarse.. . Ahora bien, no es lo que se llamaría una ganga, pero si hacemos las cuentas, en realidad es sólo ligeramente superior al precio medio por m2 de Russafa actualmente. Y considerando que es llave en mano de la más alta calidad, entonces realmente no parece un precio tan elevado. Seguro que puedes encontrar un lugar más barato que necesite una renovación, pero eso implica esperar, planificar y decir yada yada.. . En cuanto al edificio actual, es un apartamento por piso con 6 apartamentos en total y como es una comunidad tan pequeña, llevan una vida armoniosa. Reunirse para cenar con vecinos o llamar a alguien para que cuide a sus hijos no es algo desconocido en este bloque. Eso es algo raro, la idea de sentarme a cenar con algunos de mis vecinos me provoca un sarpullido. Aunque imponerles a mis hijos suena tentador.... . Nota para las partes interesadas: el propietario no está interesado en negociar, por lo que, a menos que esté dispuesto a pagar el precio total, es posible que su sueño de Russafa tenga que conformarse con algo un poco más pequeño. No es una exageración si les digo que no he visto muchos apartamentos de esta calidad, y la calidad siempre tiene un precio.

Even if you are still only in the research stage and have never visited Valencia, you will no doubt be familiar with the Russafa neighbourhood. One of the most sought-after areas in all of Valencia, people of all ages, shapes and sizes have put down roots in this, the hippest of barrios in the city.. . But I would wager very few have had the opportunity to put down roots in such style as you could with this top-notch apartment in the absolute heart of the parish as it were. A staggering 190m2 to fill with your trinkets and to absolutely knacker your Roomba with, the love and detail that went into making this apartment what it is becomes obvious as soon as you set foot inside. Solid oak floors all through, a beautiful bright living room at the front with a couple of balconies but really I reckon you would be spending most of your time in the peace and quiet at the back where you have another living/dining room adjacent to the kitchen plus a balcony big enough to sit out on.. . Now it's not what you would call a bargain, but do the sums and this is really only slightly over what the average m2 price for Russafa is currently. And considering that it's turn-key of the highest quality then it really doesn't seem that steep a price. Sure you could find somewhere cheaper needing a renovation but that involves the waiting and the planning and the yada yada yada. . . As to the actual building, it's one apartment per floor with 6 apartments in total and as it's such a small community it is a harmonious life they lead. Dinner meet-ups with neighbours or calling on somebody to look after your kids isn't unheard of in this block. That's a rare thing, the idea of sitting down to dinner with some of my neighbours has me breaking out in a rash. Though inflicting my kids on them sounds tempting. . Note to interested parties, the owner is not interested in negotiating so unless you are willing to meet the full price then your Russafa dream may have to make do with something a bit smaller. It isn't an overstatement when I tell you I haven't seen many apartments of this quality, and quality always comes at a price.
