Fabienne Jardel exclusively offers this unusual 58 m² property located in the commune of Saint Clair, 5 km from Gourdon and all its amenities. It is the third-largest commune in the Lot department and has a population of 4,000.
This former gatekeeper's house, although the gate has not been in operation since 2004, is located on a fenced plot of 283 m². An 810 m² unspoiled area opposite is included in the sale.
This house comprises a bright kitchen and a living room with hardwood floors on the ground floor. Upstairs are two spacious adjoining bedrooms, also with hardwood floors. The garden level provides access to the bathroom and a cellar. A separate shed of approximately 11 m² completes this property. Rainwater is collected in a filtered water tank of approximately 12 m3, and the individual sanitation system needs to be reviewed. All the joinery has been recently replaced (PVC windows and aluminum door).
