Situated on the first floor, the apartment is still very bright and spacious. It has double exposure with a wide view as it faces the Tiber River. The apartment consists of an entrance/living room, a kitchen with a balcony, a separate dining area, a large bathroom with a spacious shower-tub, and a smaller bathroom with a shower. There are five single suites with queen-sized beds and two rooms with single beds. The apartment is excellently renovated and equipped with everything our students need. It features WI-FI (Fiber), a washing machine, and a fully equipped kitchen with all necessary accessories. The area is residential and highly commercial; it's rich in opportunities for services and commercial activities, making it very popular among students. The area is well-served by public transport and is just a few steps from the Roma Tre University campus. Located in the Marconi area, this strategic and sought-after position is less than 100 meters from the beginning of Viale Marconi. It's a 5-10 minute walk to the main faculties of Roma Tre University, a 10-minute bus ride to the IED, and a 20-minute bus ride to John Cabot University. I am renting out beautiful single suites, specially renovated to offer comfort and convenience to our students. The rooms are furnished with queen-sized beds, built-in wardrobes, desks with organizers, bedside tables, mirrors, shoe racks, and comfortable seating options. I only rent SINGLE rooms and only to University STUDENTS, which is why rental periods are either six months or one year. The available rental periods are: from September to February, from September to August, or from March to August. You can check in and out on your preferred dates. The monthly rent includes ALL expenses (utilities, gas, electricity, internet connection, waste taxes) and NO deposit is required. There is only a one-time administrative fee that covers the registration taxes of the contract and the final cleaning. The payment schedule is as follows: The first month is paid through the booking platform. At check-in, the administrative fee and two months' rent are due. By November 5th, three months' rent is due. (For annual rental periods only) - By February 5th, three months' rent is due. (For annual rental periods only) - By May 5th, three months' rent is due. IMPORTANT: I ONLY accept booking requests that are: · SEMESTRAL: o from September 1st to February 28th o from March 1st to August 31st · ANNUAL: o from September 1st to August 31st For shorter periods, surcharges apply. I only accept bookings from students between 18 and 29 years old. IMPORTANT: Rental payments are regulated as follows: For rental periods of at least 10 months: At check-in, the tenant must pay the admin fee plus 25% of the remaining amount. By November 5th, another installment of 25% is due. By February 5th, another installment of 25% is due. By May 5th, the final installment of 25% is due. For rental periods shorter than 10 months: At check-in, the tenant must pay the admin fee plus 50% of the remaining amount. By November 5th, another installment of 50% is due.
