ITALY, TUSCANY, PISA, POMARANCE

In the heart of Tuscany, near the small village of Micciano, in the Pomarance municipality, about 470 metres above sea level, a huge farmhouse with several outbuildings and 40 hectares of land.

The farmhouse is only 1.6km from the closest small village, 8km from Ponteginori where it is possible to find the first services and shops, 32km from the beaches, the train station and the highways, 25km from Volterra and an hour and a half from Pisa international airport (87 km).

The property can be easily accessed via a short local unpaved road.

The 380 sqm farmhouse has been divided into 3 apartments and is in good structural condition with exposed stone exterior. Inside it needs a major upgrade.

The first apartment on the ground floor consists of a kitchen/dining room with vaulted ceilings, cellar and internal stairs to reach the upstairs where there are 3 bedrooms, a sitting room and a bathroom. Also on the ground floor are storage and cellar rooms.

The second apartment, also with independent entrance, is composed of: living room, kitchen, 2 bedrooms, and a bathroom on the mezzanine floor.

The third apartment, also with independent entrance, is on the first floor and has been left unfinished.

The heating system is with wood, and mains water and electricity are connected.

Outside there are several outbuildings, measuring an additional 100 sqm. In particular there is a lovely typical hayshed which can be converted into a guestchouse, which is set in a dominant position, private, with a stunning panoramic view.

The property is surrounded by 40 hectares of land, with woods, arable land and 300 olive trees.

There is a breathtaking panoramic view over Volterra, the small village of Micciano and as far as the Cecina valley.
