ITALY, TUSCANY, LUCCA

In a quiet position, yet within a few minutes of the Lucca city walls, a 17th century villa to renovate.

This historic villa is within a 4 hectare park on a slight hill.

In ancient times there was a vineyard and this can be replanted, thanks to the favorable and not too steep terrain. In the basement of the villa, there are still the rooms used for the vinification and storage of wine, with large wooden barrels.

The villa measures approximately 750 sqm on 3 floors (underground floor / cellars, main floor and first floor).

Adjacent to the villa there is a large annex of about 600 sqm which is currently divided into a farmer's house and a barn and which can be easily converted into a large annex with garage and study / gym / library / spa areas.

A further 70 sqm barn could have various uses as required.

The villa is connected to the municipal water supply, and there is also a beautiful well that can be used for irrigation.

In front of the villa there is a large walled garden where the Italian garden used to be.

Currently there is no swimming pool but permits can be requested.

All buildings needs considerable renovation and new heating and electricity systems.

The villa is subject to fine arts constraints as it is an important historical building.
