€1,200,000

This prestigious villa, mostly to be restored, is for sale in the heart of Piana di Lucca, embraced by the majestic Apuan Alps. This historical villa measures 1,550 sqm and is surrounded by a 1,600-sqm garden, is bordered by ancient walls and embodies the classic Tuscan style, with its typical pink-toned facades, arched windows and antique terracotta floors. It currently houses three restored apartments: measuring 200 sqm, 150 sqm and 100 sqm. The remaining part of the building is to be restored. The first two apartments, in excellent condition, each boast 3 en-suite master bedrooms and 2 bedrooms with a shared bathroom. The third apartment, on the ground floor and with independent access, overlooks the street. Upstairs, there is a charming covered terrace, ideal for al fresco dining. The possibility of joining the apartments in a single housing unit adds further flexibility. A portion of an industrial warehouse, dating back to the 1950s, could be converted and used for new structures or to expand the surrounding gardens. This property offers an extraordinary opportunity for customization and is a promising investment. Its strategic position is ideal for creating a B&B or an exclusive summer home, as it is close to Pisa, Lucca and Viareggio.
