This stunning property features amazing furniture, 5 bedrooms, a bathroom, and a fully equipped kitchen with everything you'll need, simply put, a lovely long-term stay! The private room comes with a comfortable double bed providing you with the best nights of sleep, a spacious closet, a desk to study or get work done, and two balconies, and you'll have the freedom of putting your own personal touch to it! The neighborhood is extremely vibrant and surrounded by many stores, restaurants, cafes, businesses, boutiques, and much more! In this area, there is the bus stop, the subway stop, the supermarket, the nearby park, and a handful of stores and nice places to visit! IMPORTANT: This Landlord ONLY accepts booking requests that are: · SEMESTRAL: o from September 1st to February 28th o from March 1st to August 31st . ANNUAL: o from September 1st to August 31st. For shorter periods the following surcharge applies: o 50 for 11 months rental from September 1st to July 31st o 90 for 10 months rental from September 1st to June 30th The Landlord only accepts bookings from students between 18 and 29 years old. IMPORTANT: rental payments are regulated as follow: For rental period longer at least 10 months: At the check-in the tenant has to pay the admin fee of 450 + 25% of the remaining amount Within November 5th another installment of 25% is due Within February 5th another installment of 25% is due Within May 5th the final installment of 25% is due For rental period longer shorter than 10 months: At the check-in the tenant has to pay the admin fee of 450 + 50% of the remaining amount Within November 5th another installment of 50% is due GENERAL POLICIES (MANDATORY) Pets: not allowed Overnights guests: not allowed Payment method: bank transfer The 450 admin fee cost includes the following services Contract registration tax and stamps Insurance Spese condominiali (building fees) TARI (refuse collection tax) Final cleaning of the room Required documentation: ID / Passport Codice fiscale Your landlord speaks: English, Italian Your landlord does not live on the property Please notice that bedrooms will be cleaned anytime the tenants change, however the cleaning of the common rooms are responsibility of the tenants living in the flat.
